Every Wednesday from 8-1, locals and visitors can enjoy a beautiful selection of produce from local farmers and unique creations from area artisans. Back that up with the breezy, blue backdrop of the Cape Fear River and the plunky sounds of bluegrass coming from the front porch of the historic Garrison House, you know you are experiencing Southport at its very best.

So come on, local residents, lets put Brunswick County food on our table. Is it my just imagination that the small, tender squash fixed for dinner tonight tasted richer and sweeter than what I buy from the "big three?" I don’t think so. Let’s commit ourselves to supporting our young farmers and talented artisans… there’s nothing that tastes as good and speaks "Summertime" like "fresh from the garden."

Harborside of Southport- A Truly Unique Opportunity

harborside condo - southport ncSouthport home sales … How’s the market? Many are asking. Last week I posted a blog highlighting this year. In spite of a slow market, many took advantage of some great deals and became our newest residents.

By nature, I am always looking to highlight the best,most unique, best-priced, best-located properties at the moment. This Harborside of Southport condo overlooking the , the old Yacht Basin, the Intracoastal Waterway, and beyond… has been flagged for my latest "one of a kind" list. It is currently priced over 20K below a recent appraisal at $320,000.

Indigo Plantation - Southport NC Waterway Community

I have been highlighting my best-loved area the communities for three or four years now. Indigo Plantation has always been a favorite of mine and I’m happy to finally get around to featuring one of the very best neighborhoods Southport has to offer.

For years, Indigo Plantation was the departure location for Bald Head Island’s mainland ferry operation. Its top-notch marina facilities and easy access to the , the Cape Fear River and beyond, are trumped by its quiet in-town location just a 5 minute bike ride to downtown Southport.


Originally developed by Bald Head Island Ltd, the preservation of the natural landscape is evident at every turn. Homes rise gently up from their surroundings as though they might have been dropped in by helicopter. Now that Bald Head has moved their mainland operation to Deep Point Marina near the , Indigo has emerged as a quiet getaway with a private marina, clubhouse, pool and tennis courts. 20'-40' Boat slips are available for sale or lease to accommodate a variety of vessels to suit sailers, cruisers, and fishermen.

Arbor Creek Clubhouse_646 Arbor Creek is a well-established jewel of a neighborhood located just North of Southport off Highway 211 in a quiet, tranquil setting near St. James Plantation. From traditional bungalows to contemporary coastal and cottage construction, Arbor Creek has much to offer those looking near Southport in the 200k – 400K range.


Everyone looking for property in Southport and Brunswick County needs to know what is happening in the specific communities and neighborhoods they are considering. List prices are all over the place and don’t necessarily reflect actual SOLD prices. So focusing on these sold prices and units sold, I will attempt to give you a few stats that might help you in determining values both historically (over the last 5 years) and presently (2010).

5 YEAR - No. of homes sold – 85 • Avg size: 2000 sf
• Avg list price – $289K • Avg sold price – $283
•Avg days on market – 264 • Avg price/sf - $142

2010 - No. of homes sold – 3 • Avg size – 1800 sf
• Avg list price - $266K • Avg sold price - $245K
• Avg days on market – 405 • Avg price/sf - $139

Summary: The adage “All real estate is LOCAL” couldn’t be more true in this case. Everyone knows that real estate sales and values have dropped significantly in virtually all local, state, and national markets. What I find interesting about Arbor Creek specifically is that while the number of units sold have dropped and days on market have increased, the average sold prices/sf have remained relatively steady over the last 5 years.

As a Brunswick County Buyer’s Agent, it is my job to look at these and other stats in helping my buyers to determine real market value in the communities they are looking... BEFORE they make an offer. Other neighborhoods will have stats and trends that will mirror more closely the overall market and I will be posting that information here one community at a time. Price's Creek - Southport NC Cottage Neighborhood

Price's Creek_ritzyWith the local real estate market in Southport showing signs of life, it’s time to catch up on what’s happening in Price’s Creek, a unique and colorful neighborhood just a bike ride away from .

While the Brunswick County real estate market remains soft, and many now-labeled “ghost developments” sit in limbo, the Cottages of Price’s Creek now have a real eye for the future. A renewed interest is burgeoning and visible, bringing the dreams of current and future owners peace of mind,  knowing that the vision of its original developer and architect is alive and well.

All of the unsold lots in Price’s Creek are now owned by a local bank and they are in the beginning stages of putting some lot/home packages together in the 300s. They will also be releasing a small number of lots that should hit the market sometime this Fall. Thanks to diligent efforts by the bank, the DSCF7837entrances and common areas have been spruced up, the pool and clubhouse have been completed and all signs are positive and moving forward.
