I am hoping to help provide some interesting tid bits for the home buyer who needs to learn some of the ins and outs of the real estate world. Let me know what you think.
When it comes to wanting to be a part of the " American Dream" there are words which we realtors might take for granted. Why should we just assume the public understands some of the words they find in advertisements. Those abbreviations mean something. I want to share some of those with you so maybe you might have a better understanding of some of those found in ads.
4B/2B= four bedroom and two bathrooms.
contingency= a provision of an agreement that keeps the agreement from being fully legally binding until a certain condition is met.
fixture = anything permanently attached to or a part of real prperty. (example: wall to wall carpeting,light fixtures,window coverings,landscaping and so on.)
mls = Multiple Listing Service. An MLS is an organization that collets, compiles and distributes information about homes listed for sale by its memebers, who are real estate brokers. Memebership isn't open to the general public.
wtrfrt = water front
wtrfrt access = access to water. Might not mean there is a view of the water body, but access for a boat, or beach.
These are but a few of the many words which you might see in an abreviated form.
It is important to request more information from your broker if you don't understand something.

Those sold and those currently listed can be understood. The expired are those homes where their listing went for the duration of the aggreement time with that broker and never sold.

With rates down at great new lows and the $7500 first time buyer rebates available, it's a great time to be finding that home. I was speaking with a mortgage broker this morning, and she was telling me how very busy she is recently with many refi's. This is great news. Things have been so quiet. I am hopes that this continues for us and we start seeing the light at the end of the tunnel.
Working with first time home buyers is a wonderful privilege to have. It's a great opportunity to help our next set of home buyers find a home, find a great rate, move in and find the joys of ownership vs. renting.
Now is the time to find your agent who will be willing to give you 100%plus. Who knows how long this rate will be available to people who will qualify for it, but we need to take advantage of the opportunity presented to us.

WHAT DOES IT TAKE TO SELL A HOME
LIST PRICE: One must realize the selling price is decided by the buyer, not the homes for sale locally. It's most important to having a price analysis done so the seller can decide what price would most likely bring a buyer.
MARKETING: The marketing of any real estate listed in todays' market must be done outside the box. There are many avenues to choose from. Every property should have its' own individualized marketing plan.
KNOWLEDGE: It's an easier process to go from lisitng to sold when all parties involved understand the many different proccesses which must take place.

Foreclosures in Maine November 24, 2008

The foreclosure market is here in Maine and will be for a while. What this means for the buyer is they can find homes at much reduced prices . The sellers, however, are competing with the distressed sales going on around them. They have to ask how much do they need to make in order to allow their property to be sold. After answering the question, then they have to ask if they can afford the competition today.
I wonder if the prices have bottomed out? The fact that the mean prices of the homes sold in Maine have gone down again and that the amount of homes sold last October versus last year in October have gone down, makes selling at a price not in the market will only mean more inventory and homes on the market for longer periods of time.
It is most important to ask a realtor for their true honest opinion of value of the property and then to be able to sit back and consider if that is doable. When the seller prices the home above the price where the agent feels it will most likely be seen and hopefully sold, can be a waste of time for all concerned.
I ask all who need to sell to please listen, respect the knowledge of your agent and go with their thoughts.
