Drop in Median Home Prices in Salt Lake County Utah

In Salt Lake County the median selling price for a home fell by 4% and is now at just $243,000.

What this means is that you could purchase a home in 2008 for 2006 prices. Example - In 2006 the 3rd quarter median selling price for a single-family home near downtown Salt Lake City, Utah was $255,000. Now in 2008, the median selling price for a similar home in the same neighborhood would be $253,000.

This really shows that there has never been a more perfect time to buy, than now! Along with these inexpensive houses there is also a $7,500 Tax Credit available to first-time homebuyers.

The water on the kitchen floor incident!

As a property manager specializing in residential single-family homes, I see my fair share of strange things. Here is one of the latest funny, or strange incidents.

I received a call from a tenant one afternoon stating that there was water all over the kitchen floor of their rental. I made my way over to the property to investigate. I checked the normal culprits, water supply line to the refrigerator, kitchen sink plumbing, disposal and dishwasher. All of these item were inspected, tested and found to be working normally.

Frustrated , but happy that none of these items were broken, I asked the tenants a simple question:

"Did you leave a block of ice on the kitchen floor when you went to bed last night?"

Sounds like a stupid question, but at the time I couldn't think of any other rational explanation for the amount of water on the floor. Their answer was, "No".

I explained to the tenant that without duplicating the problem I wouldn't be able to determine the cause of the problem. I left the rental stumped and a little depressed by not being able to find a solution. Needless to say, I haven't received anymore calls about water in the kitchen.

Maybe they really did leave a block of ice on the floor before they went to bed! :)

Please share any funny stories you may have about property management or tenants.
