Have you ever been lost and refused to ask for directions? I know that I have. This is how buyers feel when they are looking to purchase a home. They don't know where to start and rather than have to feel stupid because they went to a Realtor first they think that they can do it themselves.
My advise to buyers is to stop and ask for directions and find a Realtor that knows the local market and can guide you through a transaction and get you to your destination, home.

Hello Everyone,
Many Spokane Home Buyers will come across a for sale by owners (FSBO) when shopping for a home in Spokane. The key is to understand what they are and how they fit into your Spokane home search.
FSBO's are home owners who have chosen to try and sell their home themselves. There are various reasons a home owner may choose not to use a professional. Some have had a bad experience, some are trying to save the money by selling it themselves. This gets popular when home values increase. Like in the last 3 years, the FSBO's have increased but the number of them selling is going down, due to a more competitive market.
We work with many FSBO's. Some are great to work with while others are not. Many buyers avoid FSBO's because they can often times be priced to high and don't have a professional telling them they need to come down. Everyone thinks their own home is worth more than it is.
The only thing to watch out for is that many times they can be overpriced and the sellers tend to be more stubborn. This can lead to problems in negotiation. You know they are focused on keeping the price because they aren't even willing to pay for their own help.
Second is they don't know the whole process, and many times will not even let you have a professional in the transaction. This means they are working blind and want you to do the same. This is a very big problem. I have had clients who I let buy FSBO's without me and they usually come back when things start going wrong.
Bottom line is there is a reason people have a professional handle the real estate transaction for both parties. There used to not be a buyer's agent and that led to so many problems that now you have two agents in te transaction. Having no agents or one has been tried and proved bad for all parties, though it is still an option. It's best to avoid FSBO's unless your Realtor has an agreement with them. If they won't work with you if you have a realtor, you shouldn't buy that home.

I have noticed a trend that creates so many problems. This is that the public calls a Real Estate Agent after they have found a home they want to see, or when they are ready to sell their home. But this creates many problems.
1. They bring the expert in after they have done everything so they are not going to get the big benefit of a professional teaching them and guiding thm on the right things and ways to do them. It's like taking your car to the mechanic after you tried to fix it yourself, or calling the electrician after you tried to wire your home yoruself.
2. They usually didn't have the best tools. So they either missed homes they needed to see or fixed things in the home that were a waste of money.
Realtors who know their business are valuable and are not just the signiture at the end, they are the glasses in the beginning that help you read and understand and see things so you know what your signing and if you should be signing it. I just wanted to touch on a trend that has been happening and yet people haven't realized the real impact of it yet. It's the fact that in our society most trends like the cell phone, email, and netflix, are all a result of our fast paced lives that cause us to seek better and more efficient ways to do things. How does this affect Real Estate?
The ability to predict trends and watch their impact on the world is very powerful. In Real Estate I remember when virtual tours first came out. They were a novelty for a small group of agents, now they are the norm. The fact is people don't have the time to get loaded up with the kids and waste time and gas to look at only a few properties only to find out that it smells like cat urine, the carpets are damaged, the rooms are too small, or the roof is falling apart.
People can go online and view homes along with information right from their home computer sipping on a latte. The days of wasting time are over. This is better for the Realtors and for the Home shoppers because by the time they want to go see a home, they know more about it and will view less homes but homes they are more likely to buy.
This is where good Home Shopping Tools come in and websites with rich data and virtual tours. Home Buyers are demanding it and if you don't offer it you will be left driving around looking for clients instead of showing homes.
