High End Properties moving........

Over the last 45 days I have started to see higher end properties start to rent out quick again. Could this be a change in the market? Is this a fake rally like some people are saying about the stock market. I think we are still about 2 years from being back to good times. Having tenants feeling confident who have high incomes is always good for these properties.

I still recommend to think positive and list your home if you cant make a sale. Renting your home for 2 years will help you gain equity if possible.

How to Prevent Break Ins

In these tough times keeping tenants happy at your property is a must. Vacancy in a rental is the most expensive time for a owner. What happens when your tenant gets robbed? What can you do to prevent theft?

Everybody seems to be buying the "Fake" ADP signs for there front lawn. This is a good first step, but getting a security system which actually works is the next step. Tenants feel secure if you have a alarm system at the property, and the costs for monthly service might just keep your property occupied.

Times are tough and thief's are out there looking to steal. Protect your investment and also keep your tenant.

Eviction = Bad Parenting

Owners always call me and ask, should I wait for my tenants to pay rent? I will let them catch up!! This philosophy is the worst thing to do. By letting tenants pay late and continue to try and make up rent payment, you are the bad parent.

Parents who let there kids stay in the house till they are 30 years old, are the enablers. You have to take the same approach with tenants, if they don't pay give them a 3 day notice and start the eviction process. Don't hesitate even in a bad market. You need to teach your tenants, not have them teach you.

Lofts seem so right, but yet so wrong

Everybody wants to live in a loft downtown! We can charge high rents for a 600 sft. loft in downtown! I am going to invest in lofts downtown and cash flow will be great!

All of these comments I think will get you in trouble. Lofts were the originated to have artists work and live in at the same time. How many artists can you have? I see everyday lofts sitting and people are not renting them. Investing in single family homes, even in less than desirable areas is a better investment.
