When you walk into a home after tenants have moved out you sometimes get a feeling. This feeling is either, great job or I cant believe this just happened. I thought to myself, why cant tenants just live like statues. They never move, and wont cause any damage to the property.
The fact of the matter is, tenants do move. In fact they move in a couple of ways. Tenants move from place to place, change jobs and need a new residence. They also move throughout your property and sometimes can cause damage.
My point is, tenants will cause wear and tear on your property. They don't live like statues and hopefully you don't think they will. Please remember you have an investment and need to put money into your investment.

During the last month new account calls have been flowing again. Owners are interested in Management, but money is tight. Whats the alternative, Lease only.
Owners have decided they can manage the property themselves, if a professional finds a good tenant. This is a smart decision by some owners who have training in managing properties. I still don't think inexperience owners should manage properties themselves.

Foreclosure is a terrible hardship on families who cant afford to stay in there current home. Your credit is affected, you lose self confidence and your whole life has changed.
Looking at the big picture with lose, comes gain. Properties which are being foreclosed on become a great buy for investors. Even though somebody lost there home, investors can purchase these foreclosures for instant cash flow. In life, you must look at the positive of every event...and you will succeed.
