Vacancies go away come back another day

Earlier this year in Sacramento County rental vacancies were near a record high. Today looking at the inventory level, things are looking up. Having inventory is a good thing but to much really hurts the market. I think right now the inventory level is at a good level and hopefully we can keep this pace. Summer months will be moving time again and filling properties is the name of the game.

Don't venture with what got you to this point. Make sure to keep prices competitive and return all calls and business will continue to succeed.

San Jose Sharks act like a bad property manager.

I like to compare sports teams to Property Management every once and a while. Watching the San Jose Sharks in the series reminds me of what bad property managers do. Cant perform in the clutch, miss manage the account(puck), and try to play the game different then what has given them success before. If you act like the Sharks and become different during tough times then you will never succeed in the long haul. Times are tough but you have to stay consistent and don't become who your not. Go with what made you successful all year and if you run into a tough time go back to the basics.

I am learning about something I never thought about...RV Parks.

This should be easy, you don't own the home..just the space so no problem. Not the case, RV parks are very in depth and very tough to manage. Tenant have a very fixed income and when anything goes wrong, rent is not there first thought. I think the main approach is to take a snap shot on the property now and make it better in 9-12 months.

Having somebody on-site who can help with any problems helps the process. Posting notices is different then rental homes and tenants have different rights once they have lived at the property over 9 months. Please give me any advice if you have some experience with a RV Park.

Taxes help the rental market...don't slow down.

Applicants are moving this month at a high rate and taxes might be the reason. During the month of February and March people are getting there taxes back and making a move. During late March and April a drop might happen from tenants who dont want to move because money is tight since they must pay taxes. Hopefully people will be getting taxes back this year and not paying.

I really think with taxes in the mail, people will be changing the address where they will be sent.

Tiger Woods is back, can he bring back the economy.

Tiger has taken the golf world to a level it has never been. He changes the market of Golf to maybe a top 4 sport. Who can be the Tiger of the real estate market. Can Obama bring the market back to see apprication in homes instead of deprepectiaon. People can start to be conftorable again and get back into the housing market.

Tiger has changed the golf world, I hope he can somehow help the ecomony and we can all see the impact.
