Showing a property with a current tenant

Sometimes you run into awkward situations when showing properties when you have a current occupant. You are walking into a property which you have not seen before you are about to show the property. Imagine if the tenants have decided to destroy the property or have bad house keeping. This is a great opportunity to rent the home before the tenants even move out, and they might blow your opportunity.

My plan has always been to warn the perspective applicants about possible housekeeping and remember the tenants still have to move out. If you are trying to show somebody your property with current tenants you might want to stop by before showing the new applicants the property. Taking the 10- 15 minutes and being prepared of what your walking into will help in the long run.

Renting a home in Land Park by a freeway with a high deposit.

I have recently decided to move out of my 1 bedroom home and rent a house in Land Park. Being a property manager it's interesting seeing what other companies do to rent homes. My first instinct was to call the Property Manager and let her know I myself am a property manager. She was very nice and showed me the home at a convenient time for both of us.

Now the interesting part, the home is right below Highway 5 in Sacramento. This is a great 7 year old home with 4 bedrooms and 2.5 baths. This would be a great place to move with my buddy and I am going to rent the home. But, a $1600 deposit on the home. My rental references are good, have the income and my credit is in good shape. I think this is a high amount for a deposit.

If you are going to collect a deposit when renting your property make sure you collect a deposit which is reasonable. My thought is if you do a thorough credit check, check rental references and income verification you can charge a lower deposit and find a quality tenant.

Sacramento's Oak Park comeback

People call me on a daily basis asking me about Oak Park properties and they are interested in renting their homes. Oak Park is a neighborhood right outside Land Park and Tahoe Park in Sacramento, CA. In this area you have some great old homes with character and big backyards unlike newly developed areas. You have a great downtown district which could become a nice place to have farmers markets or even a small festival.

Now the real problems with the area. Crime is at an all time high, people are breaking into house which are abandanded, and tenants continue to vandalize homes. Owners don't feel safe renting to anybody who wants to live in the area. Walking down the streets you fear for your life or even for the safety of your children.

Will Oak Park ever recover? Can Kevin Johnson make a difference? Can I rent my property in Oak Park and make cash flow?

These are great questions and I am looking to tell you my opinion. Let me know if you have a property in the area and looking for a property manager. Oak Park can seem like a tough place to own a home, but you can succeed.

New Rental Survey Quarter 4

Every quarter we have a new rental survey which comes out for owners and agents to view. This survey gives prospective clients a snapshot of rent rates in their zip code. Although every property is on a case by case scenario, this survey helps determine a price range. We use our own data and also data pulled from the web to determine the prices. We survey areas such as Land Park, West Sacramento, Elk Grove, Natomas, El Dorado Hills and East Sacramento.

If you are a agent who would like to receive our quarterly survey which comes with a Referral Form please send me over an email. We give $350 for a referral fee and our goal is to not steal your listing but just help your client rent his or her property if you can't find a buyer. Feel free to contact me at sporitz@homepointe.com.

Here is the link to our survey.
