I have some close friends who are in a band (like most of us do here in Nashville). These guys actually got a record deal with Universal Records and have been on tour for a little while now. They have been featured on “The Hills” on MTV several times and on most major radio stations here. Their new single “Someone like You” made it all the way to the top 20 of the alternative charts.You can find their album through I tunes or at places like Best Buy. My name is Stephen Strickhausen and I work for Keller Williams Realty in Franklin, TN and absolutely love it. Our office has over 200 agents and still it feels more like a family than it does a competition. Everyone from new agents to 20year veterans are quick to lend a hand or answer a question. The atmosphere is very professional yet laid back. We have classes on the market, contracts, marketing your business, and even blogging. We even have a poster in the back of the office where agents can write why they enjoy working there. It was full within a day and we had to put up a second one. I really could go on for several more paragraphs (commission splits, retirement, marketing, etc) of why I enjoy working for Keller Williams.
I know as some of you read this, whether you work for Century 21, Re/Max, Coldwell Banker, or even a smaller independent company, you may be saying “Well, I think my office is great also”. I am sure it IS great and I want to hear why. I don’t care if it is simple just because you have no office fees or that you have a 90/10 split. Please leave a comment as to why you love YOUR office!

So I am sure most of us have seen shows on TV where Realtors are making anywhere from $50,000 on the “low” side and of course upwards of around $750,000 on just ONE transaction. “Man, if I only were a Realtor in Southern California” has definitely gone through my mind before. Obviously there are many factors that quickly jump into the whole dream sequence of being a Realtor to the stars.
One, you have to have to right buyers to be able to afford a home like that and Two, you have to live in a city that even has those type of homes available. I personally don’t have buyers that are looking in that type of price range and if I did I don’t think I would be sharing with the public J On the other hand, we DO have homes in the middle TN area that are HUGE and very pricey. For example, there is a house in Franklin with over 20,000sf and is on the market for $33million! There have been other houses within Williamson county in the past few years to hit the market with the same square footage under $20million. These houses also are generally sitting on massive amounts of land (generally around 500 acres) and have swimming pools and lakes etc. There is one home in Spring Hill that is on the market for over $57million!! This one has been zoned commercial and is currently under contract.
Aside from price there are other very interesting homes that have gone on the market in the past few years such as Barbara Mandrell’s mega log cabin. This cabin was listed for $14,000,000 and has 27,000sf of living space!! Of course there are plenty of Country Music stars homes around this area that are more “conservative” compared to the homes I have been talking about.
I know any Realtor can get on the MLS and type in these numbers and see for yourself but I generally don’t do those types of searches. I just thought it was interesting and would pass it on.

Does anyone have more information about the new developments going up behind the Thoroughbred Theatre in Cool Springs TN? I have looked online and some of the websites are very poor including the main Residential real estate company who is listing most of the new units. I just want to know what is going up, especially what type of residential units.

I would like to hear from other realtors as to what is actually working for bringing buyers to your listings. I have a listing in Spring Hill Tn in the Lexington Farms neighborhood that is the cheapest comparable by around $7,000 AND it clearly has more upgrades than the other ones like it. It has been on the market for months and I just can't seem to bring traffic to it in this market. What has been working for everyone within a tight budget?
