The other day I was looking through some family pictures from when I was just a little tot. I was amazed at so many things. In moments like that you laugh a lot at what life was like back then. One thing I always get a kick out of in these old pictures is the trends that were in homes. Does anyone remember the fabrics on furniture back in the late 70's and early 80's? Holy cow! Seriously! My parents old furniture looked like someone blind-folded themselves and took an ink pen to the couch. They are crazy prints. The funny thing is that the curtains matched! It looks hilarious. Oh, lets not even mention the appliances! My parents stove looks like a space shuttle. The knobs are so big I think my dog could operate it. Do you remember the flooring? What was that? Other than carpet, I am not sure anyone needs flooring that you unroll to install.
I am sure I could go on for hours laughing, and reminiscing about the crazy interiors back then. I would love to hear about your parents interior design you have seen in family pictures! However, There are some trends from back then, and earlier, that are making a huge comeback. Honestly, I have to confess...some of them I really like! There. I said it. I like some of these decorating mishaps from 20 years ago. Let me explain.
First of all. Wallpaper.
I know. just the words takes you back to flower prints and grapevines. This preferred wall covering got a bad wrap. Several years ago wall paper was the first thing new owners would replace when purchasing an outdated home. Here's the thing...There are some incredible wallpapers out there. i have seen some truly gorgeous wallpapers that I would be proud to have in my home. Many of them have texture to them and some have an iridescence that gives the room a glamorous feel. If you think about it, wallpaper makes sense. There is less mess when installing, its guaranteed to be an even coat and it gives interest to the walls. I highly recommend you check out these new and improved wallpapers!
The other trend I am glad is making a comeback is shag carpet. i know! you are wondering if you read this right. Yes, I said shag. I am not talking about the kind of shag you could literally loose a small child in. There are some carpets out there that are inspired from the original shag. Some are very expensive. Frieze. This carpet is a modified shag. It is ideal for high traffic areas of the home because the long fibers are very forgiving. i also love this carpet because it is very soft to walk on. There is no carpet
that pleases bare feet like this one. The price is a little higher than other carpets, however, it is well worth it because more and more people are using it which will make it a commodity in your home, thus increasing the value.
There are some other trends emerging from days past. However, I am not sure if they will stick around. One of these is bright colored appliances. They are making very 70's inspired appliances now with rounded shapes and bright colors. I do not think these will make a huge comeback, simply because they are hard to fit into a room. Buyers now are looking for the products that they will get the most use out of for their dollar. While these appliances are really cool, I am not thinking they are easy to move from one house to another or make fit into a rooms design. (plus they are very expensive)
In general, homes were not exactly soothing and what we would call luxurious back then. However, our kids will laugh at the things we have in our homes now. It all goes full circle. I am fine with trends making comebacks. I think it is great to take something from the past and let it inspire you to make something better. I will just get a little worried when pink formica counters make a comeback!

Before I say anything let me say this...I know money is tight these days. I know there are people that just do not have the money to spend on their home right now. These people are disqualified from my rant. Be adviced; if you are a procrastinator you may not want to read this! Here's the deal...I am so sick of hearing one certain line from home owners. Every time I hear this line I have to use every ounce of self control to not get into an argument. The line is one that I am sure you have heard, or maybe said. "yeah, we hate so many things about our house. We just figured we'd wait to fix any of it until we can afford to do the whole thing." Let me rephrase..."Yup, there's a lot we have to get done, but we love this excuse so we're gonna keep rolling with it." I want to scream!! I just don't get it. I had a couple that moved into a new home and did not paint for TWO YEARS because they wanted to wait until they could afford a nice, new rugs. This meant they lived in construction white walls for two years, even though they hated it. It gets better. They refused to hang pictures because they did not want to have to re-do it after painting!! What!! Does this sound stupid to anyone else? I mean lets get real here. "Hey honey...lets live in a house we paid $250,000 dollars for and hate, because its easier to make excuses than to spend $50 for paint." Get real. These people were miserable. They refused to do anything. I should confess...I got them to do it by "accidentally" getting test paint colors on their walls, when they asked to keep it on paper. oops. Ok, here's another ridiculous example. I have a very dear friend that lives in a gorgeous home in Historic Franklin. He refuses to do any work on his bathroom until he can afford to do the whole room. Therefore, he is forced to keep all his clothes folded in the bath tub because he does not have his nice, renovated closet yet. So, he would rather fish for clothes than do the closet re-do. He says he wants to wait until he gets his new vanity and sinks so he can do it all at once. In his case, money is not the issue. Trust me. I just don't get it. It seems that doing a little bit at a time would be the logical thing to do. I have told him that he should take one small project at a time. Do the closet. Then do the vanity in three months. After that is finished, do the new shower granite and door. This way the money is spent gradually, rather than all at once. How do you eat an elephant? One bite at a time!!
I respect that it is very overwhelming to do renovations. It is also very time consuming. If you are waiting until you have the $15,000 cash that you need to do a room re-do, you probably will never do it. I suggest save smaller amounts of cash $1500-$2000 and do what you can with that. Then do more after you save up that smaller amount again. This way you are making progress and paying cash. It is very unlikely you will save up for the whole thing because life happens. Cars need work, Kids need clothes, holidays roll around. Suddenly you find you are living in a house you hate because you have been saving for three years. I just don't understand living in a house that drives you crazy when you could do smaller things one at a time that would make your home feel so much better. If money is an issue, I suggest yard sales. You would be amazed what you can find at these budget friendly heavens. I, myself, bought an antique mirror for to hang over my credenza. This mirror was perfect and I know they are priced for several hundred dollars at local stores. (I've looked) I paid $15!! Many times I will get take a set amount of cash and go to several yard sales and just hunt until my cash is gone. One time I bought so much I had to borrow my friends truck to get it all home. All for $200. I transformed an entire room!! Yes, I wanted to do the entire house. But, it just wasn't in the cards then. So, I did none room at a time. After three months the whole house was done.

I previewed 11th off Main just last week. Since then, I have been preaching the good news! I am absolutely blown away by this place. There were 2 wow factors that got me.

I literally just walked in the door from an incredible listing appointment and I had to jump on the computer and share this awesome property with all of you. First of all, this property sits in what very well could be the most beautiful setting Franklin has to offer.

Is it rare that you can find an area that speaks for itself. This development contains features that truly relax the soul with fresh air and calm tranquility.
