What Are Homes in Camden Park AlisoViejo, CA. Selling For?

As of March 2nd, 2012 there are two homes in the Camden Park Community in Aliso Viejo that are currently on the market for sale. Both of these homes are the 3 bedroom 2 bathroom 1390 sq. ft. floor plan. One is a short sale listed at $303,900 the other is a bank owned foreclosure listed at $369,900. In my professional opinion from what I have seen homes sell for in the area the foreclosed home that is actively on the market right now is overpriced by about $30,000-$40,000.

Let me explain why I feel that way.

In the past 6 months 6 homes in that community have sold. Prices ranging from $260,000-$320,000.

The 3 properties that sold under $300,000 were the 2 bedroom 2 1/2 bathroom 1200 sq. ft. units. Those sold between $260,000-$279,700.

2 of the 6 were 2 bedroom 2 1/2 bathroom 1307 sq. ft. units and those sold for $315,000 and $320,000

The last of the 6 that have sold in that past 6 months was a 3 bedroom 2 1/2 bathroom 1560 sq. ft. unit and that sold for $311,000.

Out of all the 6 closed homes 3 were standard equity sales and the other 3 were short sales.
