Each year the IAHSP (International Association of Home Staging Professionals) Foundation hosts Worldwide Staging Service Week in September. This was the 4th Annual nationwide event and I was privileged to be the West Los Angeles Chapter Ambassador for this year's project!
With generous donations from Brook Furniture Rental, CORT Furniture Rental and Fashion Furniture, volunteers from the our local IAHSP Chapter Staged the second floor community room and the first floor kitchen in the Residence of the Downtown Women’s Center, a nonprofit organization which provides a safe environment for homeless women through permanent, supportive housing and a healthy community fostering dignity, respect and personal stability. Last year we took on the Day Center (see original post) at DWC, where homeless women can come during the day to take a shower and a nap and have something to eat. This year's project focused on two rooms for the DWC's permanent residents.
Our volunteers completely transformed the two rooms with new furniture, art, rugs, plants and accessories. The response from the residents was so incredible. One resident was in tears as she walked into the room, saying “I thank you, thank you, thank you from the bottom of my heart!”
There is nothing like the feeling you get from giving back to a worthy cause, and I encourage all Stagers to participate in next year's event!

We recently completed a really fun Staging of 3 model units in an ultra-contemporary loft building in Santa Monica. The units are listed by Dana Ehrlich of Keller Williams Santa Monica. We tried to give each of the units a distinct look and feel and we also included both someplace to eat, work and watch TV in each of the units despite the very small size. Here are some photos.

We had a request a month or so ago to Stage 2 rooms in a low-income housing development in downtown Los Angeles (a rec-room and a learning center) for an upcoming inspection. This was one of the stranger jobs we've had, as the rentals were needed only for a few days to get through the inspection. We brought in art, throw pillows, kids toys, etc, to make the rooms feel warm and inviting for the residents. Well it went over so well that once the inspections were over the company hired us back to permanently "Stage" the same rooms with items that would actually stay in the development and be used by the residents.
We chose a warm accent color for one wall in each space and added art and accessories to bring it to life.

This has got to be one of the biggest transformations I've ever been involved with! We did a consultation on this Westchester home several months back. My assistant was overwhelmed when she first arrived, as it was hard to know where to start! But we dug in and gave the owner a comprehensive list of things to do, including painting (a color we selected), decluttering and rearranging. We also provided her with a quote to come back to bring some furniture for the family room and dining room and some acccessories once the basic work was done.
After a month or so, the Realtor let me know that the painting had been completed. He was amazed at the difference that just the paint alone had made, especially in the family room which was previously covered in dark wood paneling! We scheduled a Staging date and started our prep work. As the date drew near we worried that when we showed up for the Staging that all the furniture we had asked to be removed would still be sitting there, adding hours to our estimated Staging time. We had hired a couple of big guys to move a few items around within the home (the owner had told me that part would not be done), so we figured they'd be there in case of emergency. When we arrived we walked into the front of the home and were relieved to see most of the large pieces gone. Unfortunately once we got to the back room, we saw where they had put everything! The entire room was FULL of books, boxes, extra furniture, old records, a giant pink chair and basically everything that had been moved out of the rest of the house! And the best part was that the furniture delivery guys arrived just at the same time that our moving help arrived. Of course the stuff the delivery people were bringing was supposed to go into the room that was full, so we were all in a mad dash to get everything loaded OUT and into the garage so that the movers could bring in their stuff. It was a race and we did it!

I recently Staged a townhome that had been completely updated in a contemporary style with one exception...a built-in china hutch in the dining room. Whereas the rest of the house had Shoji screen doors and modern touches, the dining room stood out because the built-in hutch was painted a rustic distressed green color and the cabinet doors were made of chicken wire.
We were going to Stage this property when the owners moved out (see "Stage to Sell Success Story") but we hadn't been asked to consult on any updates. However I could not in good conscience sit by while I knew there was a quick fix! I suggested to the Realtor & owner that they should paint the unit a glossy black and replace the chicken wire with rice paper cabinet door inserts to match the Shoji screens they had in the rest of the house. The homeowners thought it was unnecessary and balked. The Realtor, however, was convinced...so much so that he agreed to pay half the cost! The result was incredible and they were all VERY pleased when the home sold within 7 days for $26,000 over asking!
They ended up using glass cabinet inserts instead of rice paper but the effect was still great!
