Luxury Home Market in Avon Lake on the rise

The luxury market is steady in Avon Lake. Mixed with new and older development there are currently 33 homes in Avon Lake on the market in the price range of 600000 - 2.7 Mil. The homes vary in location from lakefront to Britannia Estates (one of the older developments) and Legacy Pointe (newer development). Many of these homes are Kopf construction.

Avon Lake is growing community. Only 22 minutes from downtown Cleveland, Avon Lake was know in the mid to late 1800s as a carriage stop for people traveling from Cleveland to Chicago. The city was also known as a fisherman's town where many people had summer homes or cottages. Like all small towns the city took on it's own character and grew to be an area for people of different interests with both working class and white collar populations. The city has a strong recreation department with a city pool about to be expanded in early 2009 and several city parks and sports playing fields. Local shopping is within minutes from any city location and the city streets have been well managed.

Avon Lake pulling together in crisis

The city experienced a power loss Sunday evening (20 minutes prior to Sunday night Browns football game which was a real bummer) as had did several surrounding cities. This power loss we were told could last a few days till as long as Friday for everyone to get power back. But there was some real positive things that came out of this experience.

1. The city has a reverse 911 system that I was not aware of but is real effective. The system called us and advised us by tape that we would have a loss for a period of time and to check on our neighbors to make sure that they are OK. The system also informed us as to that the kids would be off from school because of the loss and also advised us who to call of down wires or other concerns with the phone number. I thought this was real neat. Sometimes you feel alone but that call gets things moving.

2. People in Avon Lake are just great neighbors. People lending candles and flashlights like they were selling something come to your door. I was without a refrigerator and 3 people who had power called and said that they freezer space and to just drop it off. The phone chain was started where someone would call the next person on the chain in our neighborhood if we had updated information on the situation or heard whether the kids were going back to school. Even some i house street day care was started so parents could get supplies and errands run since kids were out of school.

All in all even though power has not been fully restored I feel at ease as does my wife and kids. I think this city should be proud of the people who live here. Avon Lake is just a great place to be.

You can sell that home anytime of the year in Northeast Ohio.

I hear people say oh I can not sell now. Winter is coming or the kids are back in school, or it's too cold outside.

I am here to tell you now. Forget that!! You can sell your home anytime of the year in Northeast Ohio. You just need 1. a good Realtor with a solid marketing plan. 2. an agreement between you and the Realtor on that marketing plan.

Homes can be sold anytime but the marketing has to be adjusted to an all season plan to capture the qualified buyers and get them calling. Your Realtor needs to be there and not in his own off season. You guarantee that by having a communication plan/commitment. IF your Realtor can not commit to a communication plan then move on the next Realtor. If you hire a Realtor and he does not follow the plan let him know. Hear him out and agree to follow through. Keep notes and if he is slipping again you may need to re look at that contract.

Now the agreement between you and the Realtor involves your agreement. Yep I am talking about you. If your Realtor advises a broker's open. You should have one. If he tells you he needs to hang a for sale sign out there.. please allow that. If the Realtor wants to have a Open House on the Labor Day weekend. Allow him to schedule it. These are just examples but the bottom line is to allow him to do what he needs to do to help sell your home.

Please try not to sell that home on your own. This is where the off season concept came from. A Realtor has a marketing plan that works and adjusts to all seasons and all conditions of the market in your area. This is something you can not do on your own. Get professional help.

Homes can be sold anytime of the year but again there needs to be a solid marketing plan and commitments from both the Realtor and you.

Avon Lakers - Dont Forget the local Kid's closet sale.

Avon Lake updated pool on the ballot

If your a local to the city or live in the vicinity of Avon Lake your probably have been hearing the push for a new pool. I have read the recent postcard I received and was impressed with the information. The new pool is a great idea for/result of the growth of our great city. Sure we currently do not have an enclosed recreation area. But I see that coming down the line and upcoming new YMCA in Avon should fill the gap we have. the pool will be very attractive with more space for kids and adults to relax in the water. Two 25 foot slides will keep the kids excited and the updated concession stand will keep people from trying to call in a pizza delivery to the pool.

I am not the pool committee but I favor the opportunity for the new pool and the citizens of this community should consider this.
