In the past six months, there were 104 foreclosed bank owned homes sold throughout Stark County. Currently there are 57 bank owned homes for sale. As a homeowner in Canton, Plain, Perry, Jackson, North Canton or Massillon, you don't have to be in this list, another statistic. There are actions you can take, things you can do to prevent foreclosure.
President Obama's administration has introduced Making Homes Affordable, a plan to help homeowners stay in their homes and or reduce their monthly mortgage payments to a more affordable level.
There are two part to the program:
The Home Affordable Refinance Program is available to those with a solid payment history on an existing loan owned by or guaranteed by Fannie Mae or Freddie Mac. This is available to those who would be unable to refinance from an adjustable rate mortgage into a more stable 30 year fixed mortgage. Normally these borrowers would be unable to refinance because their homes have lost value, pushing their current loan to value ratio above 80%.
The Home Affordable Modification program - doesn't reduce the principal but makes it easier to repay what's owed by reducing the interest rate and stretching the length of the original loan.
Eligibility:
1. Loan must have originated on or before Jan 1, 2009.
2. Must be a First Lien loan, owner occupied property with an unpaid principal balance of up to $729,750. Higher limits are available for owner occupied properties with 2-4 units.
3. Fully documented income, two most recent pay stubs, most recent tax return, and a letter of financial hardship.
4. No investor owned, vacant, or condemned properties.
5. Loans can be modified only once.
Time is of the Essence. Contact your lender as soon as possible. Homeowners can also contact a free local HUD approved housing counselor. HUD approved counselors can help homeowners understand the law, their options, help organize their finances and may also represent them in negotiations with lenders.
Be aware of scams that promise to stop foreclosure if you sign the deed over to them.

Tip # 1. The first thing is choosing a Real Estate Consultant who is familiar with the Canton community, and surrounding local areas. Ask friends and family to refer you to their Real Estate Consultant.
Tip # 2. Price the house correctly at market value. Your Real Estate Consultant will share with you comparable active, and sold listings that are similar to yours in square footage, style, bedrooms and neighborhood. This statistical data will help you price the house correctly. Remember an agents job is to market the property, not to sell it. If it is not priced right, all the marketing in the world will not sell an overpriced listing. Remember the correct listing price is not what you need to get out of it, or how much was spent fixing it up. Buyers do not care.

Tip# 3. Don't make it difficult to show. You've got to be able to get people into your home when the call comes in. Don't hang around for the showing, don't ask for 48 hours notice, do let the agent put a For Sale sign in the yard. Don't make the agent be there for all showings.
Tip #4. Don't leave money on the table. Repair/Replace anything that's leaking, dripping, missing, chipped, burned out, worn out, or broken. Once you've lived with "stuff" for a while, you don't even see it anymore. Buyers however will notice them right away.

Tip #5. Remove clutter from every counter, closet, desk drawer and room. Clean every surface, carpet, draperies, windows and cabinets doors. Power wash refinish or paint the outside and deck. Pack up items and collectibles that reflect your personal taste. This includes your salt and pepper shakers, and too many photos of your family.

Your home needs to be in shape from the time you put it on the market. Don't have repairs in progress. You'll get the best price and the quickest sale for a house that is turnkey

2nd April Art Galerie in Downtown Canton Ohio
The 2nd April Art Galerie in downtown Canton OH is crazy cool and fun. There are paintings, artworks, jewelry, furniture, food and live music. The Canton art district comes super a live every first Friday of the month known as the Canton First Friday event downtown.

The 2nd April Galerie features artwork by over 50 local artist.

Canton Soul food restaurant in Stark County Ohio
When I get a craving for real soul food, like fried chicken wings, Catfish, barbeque ribs, mac and cheese, and collard greens. I head to Sophia's restaurant in the old Crystal Park neighborhood, at 1243 Harrisburg Rd NE in Canton OH.

When I was placing my order, I saw a bible on the counter for patrons to read while waiting for their order.
This closely relates to their Christian beliefs and heritage. The restaurant is their ministry. Sophia and her husband Claude own the six table restaurant.

The prices are reasonable, the portions are large and the food is delicious.
Everything is made from scratch. I ordered the four piece whiting dinner with collard greens and mac and cheese for $9.50 Yumo! Homemade desserts include Sweet potato Pie and peach cobbler.
