Owning a home in Stark County can cost less than renting!
Renting can have some advantages over owning your own home.

Here are some reasons that make sense to rent until some things in your life change.
- If you move frequently. it might not make since to buy a home.
- If you're not ready to commit to the responsibilities or costs of maintaining a home.
- If your future income is uncertain, or your present income is not enough.
Don't assume that renting is less expensive than owning your own home.
A monthly mortgage payment is often lower than the rent on a much smaller property.
Owning your own home is like having a savings account that you can live in.
Every month the payment you make on your mortgage adds to the equity you have in your home. Your home is in the asset column. The monthly rent payment is in the liability column and simply evaporates each month.
Real Estate is a proven source of wealth building for the average person. Research has shown that real estate has proven to deliver a reliable increase in value compared to other types of investing. When you're renting, those returns are going into your landlord's pocket, not yours.
Add in the Federal tax deductions for mortgage interest and real estate taxes, historically low interest rates, the 2009 $8000 tax credit, and home ownership becomes an even more attractive idea.

All Aboard the Cuyahoga Valley Train!

Have you ridden the Cuyahoga Valley Scenic Railroad train yet? The CVSR offers affordable regular excursions through the Cuyahoga Valley National Park. Some excursions you can hop out in Penninsula, Akron or in the summer months, Canton, go exploring then get on the next train back.
Bike Aboard! Have you heard about the $2 fare for bicyclists? You can ride as far as you and then ride the train back to your car. Pretty cool!
Cuyahoga Valley Railroad also offers a variety of special events, including beer and wine tasting train, day out with Thomas the Tank Engine, Steam Fest, the Polar Express, murder mysteries and more. You can charter the train for private groups or your own events.
I road the train a couple of summers ago. It was fun and different with swaying of the train. Our group got out in Pennisula, had lunch and caught the next train back.

APPRAISERS ARE GETTING TOUGH IN OHIO (edit/delete)
The Appraisal came in short

We are a week before closing, and my beautiful buyers, who are pre-approved FHA first time home buyers have completed all inspections and are just waiting for the appraisal report. It comes back $7,000 less than the purchase price my buyers were willing to pay. It didn't appraise.
Everyone is freaking out! Especially since the sellers don't want to sell for the new appraised price.
Listen in to all the conversations surrounding this matter.
Do the seller know that the appraisal report follows the property for six months? That anyone getting a loan on this property, the appraisal will pop up?
The price of this house is priced for a first time home buyer who will more than likely buy FHA.
Are they going to take the house off the market for 6 months to wait out the appraisal? That will be September going into winter? What? Are they crazy?
Are the buyers willing to pay their own closing costs?
The sellers want to wait for a cash or conventional buyer! Do they realize the buyer would have to put 5 percent down? Do they realize no buyer is going to pay more than the property appraised for. Who's bringing cash? This is not an investor property.
Does the seller know that if the appraiser marked that this is a declining market, an over supply of housing and excessive days on market, it will get kicked to an FHA loan anyway?
Well needless to say everyone is still bummed out.

Celebrate Earth Day April 22, 2009

Save the Earth, yes, you! Let's give back to the planet just as we take from it. I don't know, I'm getting sentimental, but I have started to recycle. Gotta start somewhere.
Here are some ideas we can all try, to celebrate Earth Day, by conserving energy, money and the earth.
LIGHTING
- Take advantage of natural daylight. Don't turn on lights when you don't need to.
- Use compact fluorescent light bulbs or LED lighting. They may cost more, but they save as much as 80% on your electric bill and last up to 10 times longer than incandescent bulbs.
APPLIANCES
- Use water and energy saving features on your dishwasher. Only run full loads.
- Wash clothes in cold water to save heat and only run full loads.
- Using your bath towel more than once, will save energy. Hey, this is not a hotel.
- Look for "Energy Star" appliances and electronics.
- Save money by not running large appliances such as washers and dryers during peak energy demand hours.
- Try an old fashioned clotheslines for drying.
- Turn off and unplug unused lights, appliances and computer monitors.
BUY LOCAL
- Buy locally grown food and goods. Less energy is consumed to get these products to you.
WATER
- Take shorter showers.
- Turn the water off while brushing your teeth.
HEATING AND AIR CONDITIONING
- Turn thermostat down when you are not home and before you go to bed.
- Install insulation in your attic.
- Seal leaks and holes with caulking.
- Weather-strip windows and doors.

Average List Price - $41,629.
Average Days on Market - 61.

Average Sold Price - $23,054.
Average Days on Market - 56.
% of List Price - 85.85%.
