A Motivated Seller Removes Personality From the House

11-18-09
An Marshall

One of St. Augustine’s charming neighborhoods includes Fullerwood – a great little area just north of downtown with homes mostly built in the early to mid 1950’s. It is within an easy walking distance to many and varied city events and a comfortable bike ride to the beach. Currently I have a listing there that the owners have used as a weekend hide-a-way. The seller had terrific fun accumulating cheerful art and distributing it throughout the house.

With so many homes for sale, preparing the home for sale is important. The sellers were instructed

to depersonalize as much as possible and to clean vigorously. Since then, their motivation has increased and I became more specific with instructions. The photos below tell some of the story as to what a difference a before and after can make.

Here’s hoping with a new price reduction and some re-evaluating the décor, someone will find this little gem and make it their own. For more information go to www.36fullerwood.com

First Time Home Buyer Information Made Easy

11-15-09
An Marshall

A big boost to the St. Augustine real estate market should come from the tax credit law. Some of the considerations regarding the tax credit for first time home buyers include an $8,000 rebate if a contract is submitted prior to April 30, 2010 and closes by June 30, 2010.

But the bill has been enhanced to include owners of principal homes who sell and buy a different home. The law has established a tax credit of up to $6,500 for qualified move-up/repeat home buyers (existing home owners) purchasing a principal residence after November 6, 2009 and before June 30, 2010 (with a binding sales contract signed by April 30, 2010).

HOmes for sale - St. Augustine Shores

The law defines a tax credit qualified move-up home buyer (“long time resident”) as a home owner who has owned and resided in a home for at least five consecutive years of the eight years prior to the purchase date. For married taxpayers, the law tests the homeownership history of both the home buyer and his/her spouse. Repeat home buyers do not have to purchase a home that is more expensive than their previous home to qualify for the tax credit.

Now we have made accessing the information necessary to both buying and financing a home with a FREE webinar. This event is back by popular demand and available on Monday, November 16th from 12:00-1:00. Go to: www.firsttimehomebuyerstaug.com to register. At this time you will get great information about different mortgage products, home buyer tax credit information, access to the entire Northeast Florida MLS including all the homes for sale, list of foreclosures and bank-owned properties in St. John’s County, the essential steps in a purchase process, and more!

How to Buy Your 1st Home Made Easy in a FREE Webinar

11-13-09

James, Danielle, and Justin had lived in an apartment for a number of years. They had aspirations of buying a home and attended a home buying seminar to see what is going on the in real estate market. When they learned that purchasing a home for the first time might award them a tax rebate, they were very interested.

First Time Home Buyer

At the seminar, they received information on the financing process, varying mortgage products, and considerations for buying a home. We searched homes for sale in St. Augustine and Palm coast. It took a couple of months to find a home that fit their needs. It was even worth leaving their lease early to take full advantage of the tax credit opportunity.

Today they enjoy their new 3 bedroom 2 bath home with payments just slightly higher than their previous rent. Justin plays soccer on the quiet street, swim in his backyard pool, and play on his own swing set in the yard with kids from the neighborhood.

The incentives for first time home buyers has recently extended with any contracts dated prior to April 30, 2010 and close by June 30, 2010. The law defines “first-time home buyer” as a buyer who has not owned a principal residence during the three-year period prior to the purchase. For married taxpayers, the law tests the homeownership history of both the home, buyer and his/her spouse. First time buyers will get an $8,000 tax credit, similar to the tax credit for much of 2009. Income limitations have been increased to $125,000 for single filers and $225,000 for joint filers. The purchase price of the home must be less than $800,000.

The St. George is a magnificent waterfront property carefully constructed by Richard Toomey, a builder who took 2 years to research the various materials that would reflect the quality and construction of old Spanish Colonial St. Augustine. This home sits majestically on the Intercoastal overlooking the historic bayfront area of historic downtown St. Augustine.
