With the push to purchase a home before the end of the Tax Credit we had many buyer requests from all over the St. Louis Region. Many miles have been spent showing homes and the wheels have been burning

to Wright City, Florissant, Bellefontaine Neighbors, St. Louis City, St. Charles, Chesterfield, and as far as DeSoto. What we have found amazing is the number of good buys that are out there and the quality of the homes for the price. Ceramic tile and granite counter tops in some kitchens and baths in homes under $150K as sellers try to make their homes appealing as possible. First time home buyers have been able to get into homes with garages, screened porches and patios at affordable prices. Yes, there was the occasional home with mold, or just not maintained at all but for the most part a number of the homes we saw offered much much more than when we were looking for our first home.

What does that say about the buyer's today and what they are willing to sign on the dotted line for?

The Buyers we are seeing are still very discriminating and willing to wait to get most if not 99% of what they want. Their tolerance for the amount of TLC they will do has been waining. They tend to want more move in ready with amenities at that great price. They are more concerned about quality than quantity. As our market starts to shift from a buyer's market to a middle of the road market and good homes start disappearing with the high demand for quality it will be interesting to see if the seller's market will take hold.
