One Steamboat Place at the base of the Steamboat Ski Area has opened its model unit and it looks spectacular.
The 3 and 4 bedroom units are large and spacious with separate areas for the master bedroom and guest bedrooms. They are decorated with splashes of red for a look we haven't seen before in Steamboat Springs. Call it urban western or edgy mountain chic, it looks great.
The luxury whole ownership and fractional ownership condos at One Steamboat are almost sold out. Only one or two whole ownership luxury ski-in, ski-out condos are available and a handful of 1/8th and 1/12th fractional units are available.
Whole owners and 1/8th fractional owners can use the Tom Weiskopf designed golf course at Catamount, one of Steamboat's most exclusive golf communities.
1/12th fractionals are available for owners looking to spend 2 weeks in the winter and 2 weeks in the summer in Steamboat Springs, with other times available on a space-available basis.
If you would like to tour the model unit or are considering purchasing one of the new developments in Steamboat Springs like One Steamboat Place, please call (970) 819-6372 or email me to set up a showing.

This three bedroom home north of Steamboat Springs on Neptune Place in the Steamboat Lake Subdivision is only 3 years old and is close to two state parks (Steamboat Lake State Park, Pearl Lake State Park) and the Routt National Forest. This home is move in ready, and the sellers are offering a $2000 buyer incentive to use for anything--closing costs, a deck to enjoy summer barbeques, new furniture, or maybe a snowmobile to have fun in North Routt.

If you are a Steamboat real estate investor with 4 properties who was sitting on the sidelines drooling at the opportunities now available in the Steamboat market, your golden opportunity is here. FNMAE just announced a change to the policy that will allow investors to own ten properties up from four properties.
First, a little background. If a Steamboat Springs investor owned more than 4 properties, they were unable to secure financing no matter how good their credit was or how much cash they had. It made very little sense that investors, who buy a lot more property than the average single family homeowner, were not able to take advantage of the low interest rates and oversupply of properties now available in Steamboat.
Even the average Steamboat real estate owner suffered because the pool of people willing, ready, and able to buy was smaller with the investors unable to jump into the market.
Investors are unemotional buyers. Where many buyers have decided to wait to buy property after reading all the negative headlines and watching all the bad news, investors know the market will ultimately improve and want to get in now.
(They want a great price, too, but that's another blog post...)

Bear Lodge, the newest and most luxurious building at Trappeurs Crossing, is completed and ready for ski season
occupancy. Last month, 8 units closed for an average price of $1,162,075. Several are still available for purchase.
Bear Lodge and Emerald Lodge (which was completed about a year ago) may represent some of the best values for new construction in Steamboat. Bear Lodge has several patio units which open onto a private patio with a hot tub, gas fireplace, and grill. Rental income for patio units is substantially more than non-patio units. The pool and community hot tub is centrally located.
Bear and Emerald Lodges are part of the Trappeurs Crossing complex that also includes the original Trappeurs, Timber, Champagne, and Aspen lodges. It is a well-managed complex with several pools, tennis, underground parking, and a location on Village Drive that’s a block from the ski slopes. Because there are six buildings with owners who share all the amenities, HOA’s are relatively reasonable.

It used to be that families gathered at Grandma’s house to celebrate the holidays. I remember being crammed into a bedroom with all my cousins on Christmas Eve, and my grandfather threatening us that if we went downstairs before it was light outside, we could forget about opening our presents. Besides eating meals and watching football and going to the mall on the 26th for the after Christmas sales, there was very little to do in suburbia.
Hosting the extended family one too many times might be why multi-generational real estate has become so popular in Steamboat Springs. “Generational” real estate is where one unit of the family-usually mom and dad– buys a place large enough to entertain all the kids and grandkids. Families can also buy places together as tenants in common.
Buying a second home in the mountains is a wonderful way to reconnect with family and friends. If you have a place that has skiing, snowmobiling, hiking, fly-fishing and fine dining, you’ll see them more often than your home in, say, the Midwest.
Buying a mountain home creates a legacy for future generations. Your family will have a place to meet and spend time together, creating memories that last a lifetime.
Most families are overscheduled and want to use their vacation time judiciously. Steamboat Springs offers activities for everyone. Some can ski, others snowshoe on Rabbit Ears, and others can visit our museums and art galleries. In the evening, you can share adventures around the fire with a glass of wine. It’s the perfect way to create memories and bond with your extended family.
Some developments to consider when buying a place for the entire family are 4 and 5 bedroom townhomes and single family homes. Eagle Ridge townhomes, Stonewood townhomes, Dakota Ridge single family homes, and the Burgess Creek area all have excellent properties.
If you would rather keep your budget in the $400,000-$650,000, The Porches and Chadwick’s Estates have fractional units large and luxurious enough for a crowd.
Amenities you might want to consider if you are looking for a multi-generational second home in Steamboat include:
