I was at the annual Steamboat Grand Owners meeting last weekend and I'm happy to report there is lots of good news at the Grand.
Rentals are up at the Steamboat Grand, compared to general occupancy in Steamboat, meaning more revenue for fractional owners. Thunderhead Lodge is being demolished so there are fewer slopeside condos available for guests this winter. That is good news for the Grand and good news for owners there who like to rent their units to pay for their HOA fees.
The Grand just installed new flat screen tvs in all the rooms and replaced all the bedding with luxury duvet covers and coverlets.
Owners have free ski storage (in this era of charging for every bag you take to the airport, you don't have to take your skis home with you. The Grand will store them between visits.)
Owners also get free parking, apres ski in the owners lounge several afternoons a week, First Tracks (you can board the gondola about an hour before everyone else), one of the best year-round pools in Steamboat and one of the most convenient locations to the slopes.
Fractional ownership at the Steamboat Grand starts around $50,000 and sales are relatively strong this year compared to other market segments.

Hayden, Colorado is one of the more active real estate markets in Routt County. Here are 5 reasons people are buying in Hayden, Colorado. Since June 1st, there are currently three active listings for single family homes. Two more have sold, and four are pending.
The sold prices for Hayden single family homes are either at asking price or above. Hayden isn't experiencing the buyers market the rest of Routt County is experiencing.

For the first two weeks in September, 16 Steamboat properties sold and 16 went under contract. The list-to-sold price still averages 95%, so we’re still not seeing the huge price drops other areas of the country (like California and Florida) are seeing.
There are deals out there if you know how and where to look. (Tip: Use a good Realtor.) But many Sellers are still turning away low offers, choosing to wait for their asking price or wait until the Steamboat real estate market continues to appreciate.
Some areas remain strong, especially Hayden single family homes and higher end luxury homes. One buyer group taking advantage of the Steamboat buyers’ market are trade-up buyers. Second homeowners who purchased a place in Steamboat several years ago are using the softened market to purchase luxury duplexes or luxury single family homes. They want more space or fewer neighbors and are finding they can get a nicer place and save money while doing it.
Even though their first place may not be worth as much as it was last summer, buyers are finding the difference in price in the more expensive unit to be worth it to trade up.
Credit is also out there for buyers with a credit score above 720. Wells Fargo, for example, is funding their own jumbo loans and as a result can get Steamboat primary- or second-home loans at rates between 5.875%-6.875%. Of course, these rates can change several times a day, so call for current results.

Steamboat Springs, CO is a world-class resort town with a friendly, western feel. Our ski mountain is one of the best in Colorado, and people love coming back here because we're a small town with a big heart! We have hot springs, bike paths, fine dining, cattle drives, and great schools. Steamboat is a real town, with real people, which is what people love about it.
If you're planning on buying real estate in Steamboat Springs, you are in luck! We are one of the least expensive (aka undervalued) resorts in the West. Intrawest bought our ski mountain in 2006 and has been making great changes on the mountain. Our base area has been scraped and will be re-built with a pedestrian-friendly village. We already have new lifts and better slopes. Our snow making is now state of the art, but we really don't need that, because our Champagne Powder is the best snow in Colorado!
