
Before Intrawest purchased Steamboat, the mountain village at the base of the Steamboat ski area was out dated. It was like walking into a ski condo built in the 1980s that was never remodeled–think orange shag, dark brown trim, avocado green appliances. The only people looking to buy those types of condos were the ones that had vision. They knew with a little work, the places could look great.
Well, that’s what the Steamboat base area was–a ski area sorely in need of a remodel.
Steamboat Springs, Colorado is beginning a multi-year, multi million dollar make-over that will transform our base area within 5-7 years. Edgemont, the newest ski-in, ski-out Steamboat Springs real estate development, is having its selection event May 30, and it’s not too late to get involved.

Boundaries: Heritage Park is located about five miles west of Steamboat and is bordered by US 40, the Steamboat Golf Club, the Christian Heritage School and the Yampa River. Brandon Circle and Lindsay Drive loop through Heritage Park.
The Neighborhood: Heritage Park is a neighborhood with a sense of community. The families host a neighborhood Halloween trick or treat night and residents regularly are out in their yards or walking around Brandon Circle. Homes in Heritage Park are all less than 10 years old. Stagecoach, Colorado sales are off to a slow start in 2008. Stagecoach, CO is traditionally an area that sees most of its sales from May-October, so it's not surprising that there has been so little activity. Many roads are inaccessible and building lots are covered in snow.
Since the beginning of the year, only 18 properties have sold or are pending. Compare that to the 137 properties currently listed, and you can see that Stagecoach is a buyers market.
