This is on Kensington Palace Gardens Street also called “Billionaires Row”only because this is where you will find grand mansions.

All 5 homes sold for less than the listing price and the minimum selling price per Square foot was $542.50 and sold in 12 days. The maximum selling price per square foot was $714.50 and was on the market for 154 days. The average selling price per square foot was $642.24 and the average market time was 74 days.

Congress Failed To Act

U.S. House of RepresentativesCongress Failed To Act on extending the conforming loan limits that determines the maximum size of a mortgage that FHA, Fannie Mae, and Freddie Mac government-sponsored enterprises (GSEs) can buy or guarantee. Because Congress failed to act the maximum FHA, Fannie Mae, and Freddie Mac conforming loan limit in San Diego County will decline to $546,250 from $697,500. This means that the Federal Government will not guarantee a loan that is one dollar over $546,250.

This Means that more than 30,000 California home buyers throughout the State will be effected by the change to the conforming loan limits. Since Congress failed to act these home buyers will have to get a Non-conforming or jumbo loan that typically carry's a higher mortgage interest rate than a conforming loan. Now they will be required to have a higher down payment and it will increase their monthly payment. This will negatively impact the housing affordability for these and other California home buyers and will probably cause them to not buy a home. At a time when the housing market needs help Congress failed to act.

Before The September 30th Deadline Congressmen Gary Miller, Brad Sherman, and John Campbell as well as Senators Dianne Feinstein and Barbara Boxer all introduced bills that would of either made permanent or extended the loan limit and Congress failed to act.

What We Will Need To Do is stay active and work with our Congressman to continue to fight and get the loan limits back to where they were. I know the National Association Of Realtors and the California Association Of Realtors will continue to remain vigilant in the fight to turn back the loan limits. We cannot afford to let our Congress fail to act again.

La Jolla Community Raising Money For Kids

FestivalLa Jolla Community Raising Money For Kids is one of the most important events we can have. The weekend of October 1 & 2 of 2011 was the La Jolla Art & Wine Festival that was held to raise money for the three La Jolla area public schools. Like many other communities around the United States, raising money for the community schools is the norm now a days. It is hard to believe that the State of California is willing to cut public education, but that is another subject that I will not get into.

The Important Thing Here is that the La Jolla community raising money for kids to help fund programs such as art, music, science, physical education and technology. This event donated all the proceeds to the three area public schools - La Jolla, Torrey Pines, and Bird Rock Elementary. These three La Jolla public schools receive the least amount of funding in the financially troubled San Diego Unified School District. So lets be thankful that the La Jolla Beautiful Art Workcommunity is raising money for these kids.

The Event Was Excellent with art works that were just breath taking. With over 100 established and emerging artist the event had everything a home would need. There was a “gourmet food court," that offered a variety of foods to choose from as well as live music, a family fun center, and of course beer and wine gardens. There were 20 wineries as well as 6 differant breweries that donated their products and time to make this a wonderful day well spent.

I Do Not Know how much money was donated to the schools but the most important part of the event was that the community came together to help the kids. So, you would have to say, the La Jolla Art & Wine Festival was a total success and a big thank you to the La Jolla community raising money for kids.

Muirlands In La Jolla - Where Do You Have Breakfast?

Harry's Coffee ShopMuirlands In La Jolla - Boy I can tell you that there are plenty of great restaurants to have breakfast at in La Jolla and the choices would be difficult for some but not for me. When you take that beautiful drive down Mount Soledad from the Muirlands in La Jolla get on Nautilus Street turn right on Fay Avenue take a right on Pearl Street a left on Girard Avenue and you will be in front of the best breakfast place in the Village. You do not have to be living in the Muirlands in La Jolla to enjoy this coffee shop but I can tell you the locals and regulars would prefer you stay away because it's crowded. You may have to wait to be seated but it is well worth it.

Yes, I am talking about the family owned and run Harry's Coffee Shop. Harry Rudolph has done a great job of providing exceptionally good food, outstanding staff and an atmosphere of a great beach town coffee shop and has been doing this since 1960. I have not seen Harry there for a long time but you can always count on someone from the Rudolpf family greeting you and watching over your service and food.

You can drive from the Muirlands in La Jolla to other restaurants but you will not find a menu with such a wide variety of food choices than at Harry's. From the eggs that are over easy, scrambled or omelets, to the pancakes that are small or large with berries or not, the steaks, hash browns, waffles, cereals, muffins and so many old fashioned dishes that will just make your head spin.

I can't tell you everything but the eggs benedict with a smoothie is probably one of my favorites. You can also finish off your meal with an espresso or a cup of coffee. One of the best things about Harry's is that there is parking in the back and I have never had a problem getting a spot. It's open every day from 6am to 3pm and also serves lunch. So whether you live in the Muirlands in La Jolla or anywhere in San Diego get down to Harry's Coffee Shop and experience a delightful breakfast or lunch.
