2nd Mortgages do Exist

Quite often I hear from clients that another mortgage company or bank tells them that 2nd mortgages do not exist. This is usually because that company is not approved to do them or chooses to not do them. But I promise they do exist. Why would a buyer choose to do a 2nd mtg:

  • Avoid mortgage insurance. Many times avoiding mortgage insurance is beneficial for a couple reasons: a lower payment and the interest is tax deductible. Over the long term mortgage insurance is not tax deductible.
  • They have a home to sell and do not have the 20% down payment. So they take a 2nd mortgage and pay it off after their home sells.
  • Avoid a Jumbo Loan. Jumbo loans offer higher rates. The buyer could break their mortgage into 2 mortgages. The first mortgage of $417k and a 2nd mortgage the remainder. This would allow them to avoid that higher Jumbo Rate.
  • The 2nd mortgage maybe more flexible then the underwriting of a Mortgage Insurance Company

Now for things to keep in mind for 2nd mortgages:

· The client must have very good credit(680+)
· The rates range from 6.99% to 8.99%(depending on credit score, down payment, etc)
· If they plan on paying the 2nd mortgage after selling their house there is a 1% penalty(of the loan amount)
· The 2nd mtg can be from $10k to $100k

Pulte opens new patio home model in Telfair

Pulte Homes has opened a new decorated patio home model which expands the variety of price ranges and new-home styles offered in Sugar Land's Telfair master-planned community, ranked third in greater Houston for new-home sales.

Located in the patio home section of Telfair, Pulte's new model showcases the builder's Carriage Collection, a group of one-story floor plans priced from $245,000 to $277,000. Ranging from 1,759 to 2,706 square feet, these Pulte plans offer three and four bedrooms, and most plans include a family room, a study, and a flex space that can be used as an additional living area or bedroom. These plans also include one or more spacious side courtyards accessible through French doors, adding more light to the open interiors.

Outside, the architecture is classic and traditional, with each plan offered in three styles. Design hallmarks include covered front porches, high-pitched rooflines, and combinations of stone, brick and stucco. Two- and three-car garages are standard, per plan.

These new Pulte designs are offered on 50-foot homesites in a Telfair neighborhood designed to offer homebuyers a low-maintenance lifestyle, with convenient services such as front yard maintenance provided by a special neighborhood association.

The neighborhood has an interior lake lined with parks, and many homesites offer views of water and open space. The Palmetto House, a private amenity reserved for neighborhood residents, is situated on a waterfront site and provides indoor and outdoor spaces for parties and events. Residents also have access to approximately 300 acres of recreational amenities planned for Telfair, including a 70-acre central lake system and the new Telfair Central recreation complex.

Other homebuilders offering patio homes in Telfair include Newmark Homes Houston, David Weekley and Ryland.

"Patio homes have been a very popular product in Telfair since this neighborhood was first introduced, and we are very excited to add Pulte, now the nation's largest homebuilder, to our group of patio home builders," said Heather Gould, marketing director for Newland Communities. "Pulte's Carriage Collection floor plans are all brand-new designs, and they offer Telfair homebuyers many innovative features, such as interior courtyards, flex spaces and front porches."

Gould said variety has been key to the rise in new-home sales in Telfair, with patio homes appealing to a diverse group of buyers ranging from young professionals to empty-nesters. Overall, Telfair offers new homes priced from the $240,000s to over $1 million, with other products including traditional single-family homes and luxury homes.

Metrostudy, a Houston-based housing research firm, ranks Telfair third in greater Houston for the first three quarters of 2009. For 2008, Telfair ranked sixth nationally for new-home sales in a study completed by the RCLCO real estate advisory firm. To date, new-home sales in Telfair are 5% ahead of last year's totals, Gould added.

A 2,018-acre community located at U.S. 59 South and University Blvd., in the Fort Bend Independent School District, Telfair is home to the Houston Museum of Natural Science at Sugar Land, which opened earlier this fall in a restored historic building donated by Newland Communities. The museum is part of the Telfair Central complex, which also includes a swim center and a future community hall and recreation building planned to open in 2010.

Taylor Morrison has purchased 108 acres from Newland Communities for a new upscale community to be called Avalon at Telfair, to be developed within the boundaries of Newland's 2,018-acre Telfair master-planned community at U.S. 59 South and University Blvd. in Sugar Land.

Taylor Morrison will develop Avalon at Telfair in partnership with Newland Communities, according to Steve Von Hofe, president of Taylor Morrison's Houston Division.

Located on the south side of U.S. 59, across the freeway from the portions of Telfair that have been developed to date on the north side of U.S. 59, Avalon at Telfair will have its main entrance off of University Blvd.

Planned for 270 home sites to be developed over the next three years, Avalon at Telfair will feature Taylor Morrison homes priced from the high $400,000s to over $1 million on home sites measuring 70, 80 and 90 feet wide. Taylor Morrison plans to begin construction of its model homes in February, with pre-opening sales to begin in March.

The land plan for Avalon at Telfair includes a park, walking trails and two monument entrances fronting University Boulevard. A 400-acre City of Sugar Land park is located adjacent to Avalon at Telfair, which is within walking distance to the University of Houston System at Sugar Land. Homeowners in the community will also have access to the approximately 300 acres of recreational amenities and open space planned for the overall Telfair development.

Metrostudy listed Telfair as the third best-selling community in the Houston region through the third quarter of 2009, and RCLCO listed it as the sixth best-selling community in the United States in its 2008 nationwide survey of new-home sales.

Avalon at Telfair is the third Avalon branded community for Taylor Morrison. Avalon at First Colony in Sugar Land and Avalon at Seven Meadows in Katy were developed by Taylor Woodrow LP, which merged with Morrison Homes in 2007 to form Taylor Morrison. Avalon at First Colony has been sold out for years and the last home in Avalon at Seven Meadows in Katy is currently under construction.
