According to our local statistics, Branson single family homes sales last month total was again only 19 single family, built-on-site homes with the highest priced one selling for $650,000 and the lowest priced one selling for $60,000. The medium price is down to $140,000. Not good news for Branson home owners or sellers. 10 homes were short-sale and foreclosure sales and that is more news we really did not need. That is an increasing influence by the distress sales market in our Branson Market and not the good sign we have been looking for!
There were 9 condos reported to have closed escrow last month, which is 1 more than the previous month. The sales prices ranged from $198,000 to $28,700 with the median price of $65,000, which is unchanged but 5 were REO/Short sales. This is a short-sale and foreclosure influence in the Branson Condo Market over 50% which is not the good news I wanted to report. As you can see on the graph below, we are downward trending.

According to local information, Stone County MO single family homes sales last month total was down again to just 15 single family, built on site, homes with the highest priced one selling for $665,000 and the lowest priced one selling for $31,500. That is not good news for home sellers in the Table Rock Lake area. The medium price of those homes sold was down to $140,000. The only good news is only 3 were sold as short-sales and foreclousres. Major areas covered by this report are Branson, Branson West, Cape Fair, Crane, Hurley, Kimberling City, Lampe, Galena, Shell Knob & Reeds Spring.
There were 4 condos sold and they sold for $144,000 down to $92,000 and the medium price was $124,000. One more sold and just one was a foreclosre/short sale is the positive aspect of our condo market news.

That is a big decrease in the number of single family homes sold and the medium price is back down to $160,000. Not good news for Branson home owners or sellers. Only 7 homes were short-sale and foreclosure sales and that is the bit of good news we needed. That is a decreasing influence in our current Branson Real Estate Market and a good sign we have been looking for!

That is not good news for home sellers in the Table Rock Lake area. The other news is the medium price of homes sold was back down to $165,000. But the good news is only 10 were short-sales and foreclousres whereas last month half of them were foreclosures or short sales. This decreased influence from short-sale and foreclosure home sales in the Stone County & Table Rock Lake Area Singe Family Home Market is the best news for our market we have had in quite awhile. Major areas covered by this report are Branson, Branson West, Cape Fair, Crane, Hurley, Kimberling City, Lampe, Galena, & Reeds Spring.

That is a great increase of number and the medium price is up to $175,000 and that is two great improvements in the single family home sales for Branson home owners and sellers alike. 11 homes, which is under 50%, were short-sale and foreclosed homes included in these totals. That is a decreasing influence in our current Branson Real Estate Market and another good sign we have been looking for!
