Nebraska Cornhuskers used to be the Bugeaters? That's gotta make one proud!

I heard rumors of this but here's the lowdown on this old term...

Origin of the Cornhusker Nickname

Before 1900, Nebraska football teams were known by such names as the Old Gold Knights, Antelopes, Rattlesnake Boys and the Bugeaters. In its first two seasons (1890-91), Nebraska competed as the Old Gold Knights, but beginning in 1892, Nebraska adopted Scarlet and Cream as its colors and accepted the Bugeaters as its most popular nickname until the turn of the century. It's a Night Hawk] that hovered over the plains, the Bugeaters also found their prey in the Midwest, enjoying winning campaigns in every year of the 1890s until a disappointing season in 1899.

After its first losing season in a decade, it must have seemed only fitting that Nebraska move in a new direction, and Lincoln sportswriter Charles S. (Cy) Sherman, who was to gain national renown as the sports editor of the Lincoln Star and help originate The Associated Press Poll, provided the nickname that has gained fame for a century. Sherman tired of referring to the Nebraska teams with such an unglamorous term as Bugeaters. Iowa had, from time to time, been called the Cornhuskers, and the name appealed to Sherman.

Iowa partisans seemed to prefer Hawkeyes, so Sherman started referring to the Nebraska team as Cornhuskers, and the 1900 team was first to bear that label.

Buyers Agents have a new tool with "Agent-4-Me®"

Can I blatantly promote a proposed plan for our website and get feedback?

We're designing 4114RealEstate.com so that any REALTOR® that links a client to our website is the only contact person [Cookies] or that client no matter who lists that property.

We're calling it the Agent-4-Me® program.

Questions:

  • Do Consumers want to work with just one Agent, or do they like multiple Agents?
  • Is there any Website in existence that does this?
  • Do Agents actually link Consumers to properties on Websites or is there the fear that linking will provide the name of another Agent?
  • Do Consumers even know what a Buyer's Agent costs, what the benefits, etc. are?
    • I bought my first two homes thinking it would cost me MORE to have a Buyer's Agent and put up with the 64-questions when I toured Open Houses and answered "No" to the question, "Are you working with someone?"

On a different subject, what kind of traffic do Websites receive that start our requiring Consumers to login?

10 signs the Real Estate Has Bottomed Out

I picked this up by Yahoo! Search but thought it was pretty good! It's from HousingPredictor.com.

How many of these are coming true now?

The inventory of listings is reducing as properties come off the market, especially those over priced places that have been sitting on the market rotting. Noticing fewer for sale signs in that neighborhood you’re interested in buying a home or condo in these days?
2- The Mass Media spurs interest with talk of a bottom. Newspapers and
television reporters speculate and ask the experts if a bottom is occurring
like it’s a national real estate market trend when all markets have their
own local bottoms and are scattered over time.

Sales volume begins to pick up, slowly at first as pent up buyer demand results in more showings.
4- People are less fearful of the market.

People begin to talk about how much money there is to be made investing in real estate again.
6- Increasing telephone calls to realty offices on listings and for sale by
owners.

The Fed finishes tinkering with interest rates at least for a while, trying to get a handle on how the markets are moving.
8-
People commonly talk about the bottom occurring like it’s a thing of the past with increasing consumer confidence.
9- Prices finally seem to stop dropping.
10- Financing becomes easier to obtain.

The Big Omaha Open House. Is it time to plan for a turn-around?

One of the big Brokers in town had some good stuff to say about the current economic situation as far as home buying is concerned. We thought we'd give credit where credit is due.

Larry Melichar had a few nice things to say in the Omaha World Herald. Way to go, Larry. We need everybody to think this way and then it could be a catalyst that speeds up Consumer confidence.

If we launch a citywide campaign like "The Big O!pen House" in Omaha and 1,000 people take advantage of the $8,000 tax credit and buy 1,000 others homes, and those sellers buy 1,000 homes, etc. we have a boom in Omaha!

Melichar is trying to get up the confidence

We're wanting to have a city-wide Open House to introduce our program, but need cooperation on part of at least half the Brokers in town. If we all work together, won't it all just turn around faster than the rest of the country?

What's the cost of a "Buyer's Agent?"

Although there are situations where agents charge an hourly fee or a flat fee for the service, in most situations they are simply working for the same commission that is paid by the seller and split it with the seller's listing agent.
