For January of 2008 there are 175 properties ACTIVE on the Market. The average price of these active listings is $107,284. The median price of these active properties is $86900. The Average Days on Market(DOM) is 117.
There are currently 46 homes UNDER CONTRACT. The average price is $109,084 and the median price is $86,000. The average DOM is 87.
In january of 2008 13 homes were scheduled to close. The average price was $71,638 and the median price was $61,000. The average DOM was 165.
The absorption rate in January is a high 13.5. This means that at the rate homes sold in January, there is enough inventory to last 13.5 months. This number represents a "buyers market".

On a cool Saturday morning in November, I set off with my 2 year-old son and my 6 year-old daughter for a fun-filled day with Dad; the Ponca City Aviation Booster Club Fly-in Breakfast & an Estate Auction.
I know what your thinkin'. "Oh Boy, is he a glutton for punishment". But I'll never forget the looks in their eyes when we pulled up and saw all of those planes and the pure excitement in their step as they began, immediately, to run, and jump, and scream, "look at the planes, the planes, the planes!". Well, even if you don't have children, it is quite a site to see.
On that day, we quickly walked from antique Cessna, to homebuilt, to unique old war-birds because they just couldn't miss one before it flew off into the sky. I estimate about 40-50 planes, but I've heard when its warm their can be up to 100-150.
The public is free to browse the old planes from about 6:30am to 10:30am until they all fly out. Why do all these people fly in the first Saturday of every month you might ask? It's their hobby! And one great all you can eat breakfast! The booster club cooks up a great breakfast that's only $5 for adults and $3 for children. Pancakes, eggs, biscuits & gravy, sausage, bacon, fruit, and drinks. You can eat until your little puppy stomach bulges out of your waistband. Then if you are still hungry when all the planes are gone, don't forget the infamous Enriques Mexican restaurant located in the airport terminal. Hello everyone! Here is your December/January Market Report for North Central Oklahoma from your Ponca City Real Estate Expert, STEVE HERMANN. Information gathered from NCBOR MLS.
In December, total volume of sales in the area totaled 3.3 million, with 31 closings at 94.6% of list price. Average price for those 31 closings is about $106,000. The Average Days on Market was 146.
The Absorption rate is 181 current listings divided by 31 sales equals 5.8 months, which is a very normal and reasonable rate. Supply and demand is stable.
Current inventory in January is 181 homes at a value of 19 million. Average price is $105,000 and the Average Days On Market is 110.
In Summary, the Ponca City area market continues to buck the National trend as average sales price is stable, absorption rate is normal. Average days on market has been extended slightly, but the winter months and national media subrime scare could be the cause.
As usual the Heart of America is a great value when buying real estate. Happy January, everyone.
