Online Floor Plan W/ Photos- Steve's Real Estate Tip Of The Day

Sorry I didn't post my tip of the day yesterday, I think it was a combination of post Yom Kippur stress disorder, writers block and most of all my desire to play with my new toy! I've been looking at this online floor plan product from Alamode and for $ 149 bucks and a 100 day money back guarantee, I decided to give it a whirl. Just for the record it was frustrating as H*%L to get my first drawing done. (God forbid I should read the instructions). So two day's later, I have a floor plan and I'm impressed. Here's how I came to my floor plan logic. A few month's back my girlfriend told me that eventhough our site was voted #1 by the Florida Association of Realtors, she would give it an okay rank. When I questioned here the answer was, "no floorplans". I bit my tongue, thought about how simple life would be without her, and the nonsense that just came out of her mouth. Later that day I had an ephifany, she represents the general public, the average buyer not the realtor who already knows all there is to know. Regardless of need factor, she had a want factor and as a guy who's trying to make her (her representing the general pubic) pick my services over another realtor spending a $ 149.00 was starting to look like a good idea. Nothing would make me happier to say the verdict is still out on the and that she was wrong but the fact is, one of it's best values to me is as a listing tool. I used to call in the morning-I'm so confused! Steve's Tip Of The Day

When I was new in the business I had a little training from Todd Bates ( a paid training sytem called Master your marketing) and one of the habits I picked up from that was to make my prospect calls every morning.

Later in my career, I was watching a promotion video from Kinder--Reese and I remember how it struck me when he said we just hang up if we get to a machine because our goal is a conversation not a phone call.

I've always contended that I'm most productive in the morning and I've always known that the connect rates don't match my productivity. (In the prospecting phase, I think we have to start focusing on how we have to change our behavior for maximum productivity not the clients) Later you can teach them to be good buyers/sellers.

Here is a quick little excerpt I took from Bill Rice's blog- he runs a software lead management company. I have the data...now I just have to figure out how to make it work for me. Remember if there is no conversation there is no sale.

  • Contact rates and qualifications are highest between 3-6 p.m. local
    • Interestingly, 3:30-4:25 is peak for conversion, yet 5:15-5:25 is peak for contact

    Do you run to the home depot everytime you get a new listing and buy the cheapest lockbox you can find? Do you go on line and buy the cheapest mail order dial style? It's just a matter of time before your owner comes home to find their doors open or even worse, that their house has been robbed? Using the dial style lockbox is like playing russian roulette. It's just a matter of time before something goes wrong. While the big listers know that holding 20-30 Supra lockboxes at a time is expensive, it's much cheaper than defending yourself in court. Additionally, with a Supra lockbox you can track who went in and when. Here's my tip of the day.
