Photo Tips- Bathroom Photos

Bathroom photos present a special challenge for most photographers and cameras. Fact is most cameras don't have a lens angle that is wide enough. Here are a couple of tips you can use to get a better shot.

  • If there are no mirrors to reflect your image, get a chair and stand in the corner and shoot at a down angle.
  • If the bathroom has lots of mirror, kneel down and shoot at an up angle so you're not in the photo.
  • Make sure to turn on every light in the bathroom
  • Preset your exposure by aiming toward the darkest area, depress the shutter button half way and then go ahead and frame the shot you want. This will trick the camera into adjusting for less light and giving you a brighter picture.

More Photo Tips

Just can't stress enough the person with the best photos wins! Sure as realtors, we've become oblivious to the photos but the prospect home buyer has memorized every detail of the house. Remember the first time the prospect commented on the furniture once they got inside the house? If you fail to post a photo, don't count on getting shown. That goes for rentals too!

Today tip is on color saturation. Not only is todays digital format easy to use and upload, but enhancing the pixels to get deeper richer colors is as easy as the click of a button.

I am recommending a simple program like Photo Impressons 4 or any other simple photo editing program. One of the enhancement features is a saturation feature. It will help you get the very best color out of your photos!

Photo Basics For Real Estate

If you are a Realtor in Palm Beach County you've probably seen my work as a photographer, but those who know me well, those who know me as a Realtor at Boca Executive Realty know my keen eye as a photographer comes from understanding what the home buyer should see or not see in a real estate photo.

I am often very frustrated when I can't see photo on-line. Frankly, it denies me the opportunity to sell a house. In todays market there is for posting a listing without a photo.

Here are some basic photo tips that will help.

  • More is better!
  • Turn on every light in the house.
  • You will never get enough light with the little built in flash that's in the camera. To get the very best photos, get a good digital slr and and additional flash with a head that will pivot. Aim you flash toward the ceiling. The light will hit the ceiling and bounce back and illuminate the entire room.
  • If you are using an entry level camera, there is a little trick you can use to trick the camera. By aiming your camera toward the darkest portion of the room or the floor and then pressing the shutter button half way to set the exposure. This will trick the camera to setting the exposure for darker settings, thus giving you lighter pictures.
  • Always photograph the rooms froma a 45 degree angle.
  • Bathrooms-----sure there are mirrors everwhere! Get on your knees so you're below the mirrors.
