Give what's happening in the financial markets, it's hard to know whether to jump in and take advantage of today's lower prices, or wait to see how things play out on Wall Street.

A: For some people, yes. If you...

  • have access to credit, with a great score!
  • have fat cash reserves, just won the lottery!
  • aren't already over-exposed to real estate, don't already own a whole city block or two!
  • have a secure job or income stream, or are a senator or ex-CEO with a huge settlement!
  • expect to hold the property for at least two years, more like two decades.

...then now is an excellent time to buy.

Everyone else should take a breather.

Prices have dropped. A lot. But it's still surprisingly hard to find buyers.

Listings in some neighborhoods stay on the market for well over 180 days and still no buyers even after the prices have dropped.

So what give's how can we afford to keep working in this type of market?

Oceana Air Show and Beach Blast - Sep 20th

On Saturday night, September 20th, we made a trip to watch the Oceana Air Show and then to the Virginia Beach Oceanfront and the Beach Blast at the 31st Street Park.

Just after sunset there was a Super Hornet afterburner flyover that the kids really loved. The 2008 Blue Angel team was on stage and the crowd showed their support for the military with a standing ovation.

Neptune Festival - Virginia Beach - September 26-28

This year's Neptune Festival will host events in Virginia Beach along the Boardwalk at the Oceanfront, events include a sandcastle building and sculpting competition, Arts and Crafts show, a parade, fireworks show, volleyball tournament and much more. There will be visitors and guests from the Virginia Beach area and from around the state that will come to "our" festival.

The festival will take place along the Virginia Beach Boardwalk. From 1st-32nd street, so make sure to wear your walking shoes!

During the sandcastle building and sculpting competition folks of all ages will enjoy watching a childhood ritual be turned into fierce competition and tiny grains of sand are turned into masterpieces!

The parade will be on Atlantic Avenue from 16th street to Atlantic Avenue along the Oceanfront.
