I find it very interesting how many people get angry when other people make money, especially when those in the Real Estate business make money. I honestly find it hard to believe sometimes.
You see, I know an investor (who will remain nameless) who has a great business model. They offer a very valuable service to distressed homeowners who are going to lose their homes to foreclosure. Here is what they do when they have a seller that needs to sell the property. They negotiate the short sale for the seller and work with the lender by submitting an immediate offer for the house which triggers the BPO (broker price opinion), once they negotiate a price with the lender at the same time they find an end buyer for the property. Here is how it benefits the homeowner, they avoid foreclosure and the investors negotiates with the lender so that they agree to not have the seller sign a soft note (or deficiency judgement).
Most people will agree that a short sale is much more ideal than a foreclosure and these investors are able to help them with that. How do the investors make money? Well, they make money by selling the house to the end buyer on side B of the transaction and keeping the difference. Some of you are probably thinking they make a ton of money on the difference, that is not the case. As some of you who are experienced in Short Sales know, that most of the Short Sale deals go sour because the 1st tells the 2nd that they don't get a dime. The 2nd naturally does not like this and holds up the deal. If the 2nd doesn't give their approval the deal won't fly. This particular investor will offer the 2nd 10 percent of what is owed and the 2nd takes it every time. The investor fully discloses everything to the seller with respect to what they are doing.
I imagine that some of you are probably thinking that these investors are taking advantage of the home sellers. Not sure why you think that, except for the fact that some people do not like seeing investors make money. What is most interesting about this is that a lot of people would rather see the homeowner go into foreclosure than the investor make money.
So here is the question, why do some of you disagree with this business model? I know that a number of brokers disagree with this and I am interested in learning why. If you agree with what they are doing, why do you agree?

Everyone is really quick to blame former President Bush for this housing fiasco we are in. Well, this article should shed some interesting light on that subject. It appears that this problem begun before the Bush administration. I am sure that someone will find a way to spin this, but the New York Times is not exactly a cheerleader for the Republican party.

Today was a great day indeed, I received a lead through Active Rain. I honestly cannot tell you how thankful I truly am to be part of this community. I have received 4 solid leads so far and I am currently close to closing one of them that I received a few months ago. All I can say is that I am sold on Social Networking. My business is booming partly because of Active Rain.
Active Rain has changed the way I do business and has helped me with discipline in my business. The best part about it is that it did not cost me any money to accomplish this, just dedication and time. I know that time is money, but in difficult times it is much easier to spend my time if you know what I mean. Today I had a mortgage broker call me with a Short Sale referral and all he asked is that he be kept in the loop. He said that he has been reading my posts on Active Rain and appreciated the fact that I was so active as a blogger. I even have a small following now, which is pretty cool. I wouldn't call them groupies or anything like that, unless they think that tall bald Realtors are really cool.
Through Active Rain I was able to start participating in the Market Leader program with Jennifer Lew's help. Do you know much about this system? It is unbelievable how much lead generation traffic I get because of them. Market Leader offers a fantastic opportunity for those seeking to increase their business.
I could go on and on about Active Rain and the brains behind it. Bob and Brad are very responsive and offer a tremendous amount of insight and encouragement to us bloggers. I cannot believe how many times they both are so willing to return a call or answer an e-mail. These guys are really busy and yet they seem to make time, unbelievable.
