Overland Hills Papillion, NE Market Update

With Spring just around the corner, home owners start thinking about selling their home before the next school year. Overland Hills in Papillion, Nebraska has five different phases and over 750 homes. Over past three years, Overland Hills area, sales have averaged 47 homes sold per year. In 2007 34 homes sold, 2006 there were 55 homes sold, and 2005 there were 52 homes sold. Currently, as of March 18, 2008, there are 3 active listings and 8 homes sold since January 1, 2008. This puts the months supply of home for Overland Hills in Papillion at a 1 month supply. This is a great sign for the area, however, the overall market conditions for the Papillion area remains a buyer's market. The number of Papillion homes for sale is currently 220 with 23 sales in February 2008; this puts Papillion's month's supply of homes at 10.1 months. Months supply is the current active listings divided by the monthly number of homes sold. Six months' supply is considered a balanced market - when the number of listings roughly equals the number of buyers. Numbers over six represent a buyers' market and those below a sellers' market. A sellers market is a month's supply of 6 or less.

2007 market recap for Whispering Ridge in Elkhorn, NE. The recent annexation of Elkhorn by the city of Omaha, means that Whispering Ridge is now apart of the city of Omaha. One good thing for property owners in Whispering Ridge is a lower mill levy of 2.15983, down from 2.67, which means most likely lower taxes. Thank you for checking out my February Real Estate market report for the Sarpy County area, including Papillion, La Vista, Bellevue, Springfield, Gretna and West Sarpy.

Active Listings, as of March 7, 2008 and Sold Data from February 1, 2008 to February 29, 2008. Months supply is the number of active listings divided by the number of sold listings for the month.

February was not the best month for sales. We are still gearing up for the Spring home buying season. As soon as the weather warms up, I think we will see more sales. On a positive note, daylight savings time now about 3 weeks earlier then normal, I think more buyers will get out and drive by homes in the evening. I still think the threat of a recession hovers over the country. One thing about the Midwest/Omaha area is our economy is pretty stable versus other larger metropolitan areas. I continue to believe there are a couple of wild cards for this year's real estate market will be how election year politics and the threat of $4 gas have on home buyers?
