Douglas County Real Estate Market Update

Thank you for checking out my January Real Estate market report for Omaha NE including Downtown Omaha Condos, Midtown - Dundee, UNMC, North Omaha - Benson, Northwest Omaha, West Omaha Homes, Elkhorn, Ralston and Millard homes that are for sale on the Omaha MLS. .

Active Listings, as of February 5, 2008 and Sold Data from January 1, 2008 to January 31, 2008. Months supply is the number of active listings divided by the number of sold listings for the month.

January was not the best month for sales. Mostly because those homes that closed in January were from buyers that were out in December looking at homes. December was one of the slowest months of the year for showings. Now that the holidays are out of the way, I think we will see an increase in homes sale through August. A couple of wild cards for this year are what effect will election year politics and the threat of $4 gas have on home buyers? If you're considering selling a home, I would appreciate the opportunity to market your home. West Omaha Real Estate Report

2007 was definitely an interesting year in real estate. The national news would have you believe the sky is falling. The truth is the number of residential sales in the west Omaha market through the first three quarters of 2007, were actually 5% better then the 2006 sales. The last quarter of 2007 was flat, which is pretty normal for Oct, Nov, and Dec. Pricing was a different issue. Price pressures were seen across all market sectors. Gregg Mitchell with Mitchell and Associates said, in his West Omaha 2006/2007 Sales Trend Analysis Report "Sophisticated, (smart) buyers continue to see that lower pricing, lower interest rates, coupled with a large inventory has created a rare opportunity." Therefore, creating a buyer's market in which buyers are asking for lower prices and seller concessions.

The outlook for 2008 is relatively bright. The market will continue to see price pressures, which means sellers need to be aggressive in their pricing and focus on how their home is marketed and staged compared to their competition. However, as the supply and demand comes back to a normal pattern prices should stabilize. A survey of Omaha area employers project there will be 10,000 new jobs added in Omaha for 2% growth. The recent threat of a recession in the United States will help bring mortgage rates down. The unknowns for 2008 are energy costs and election year politics. If we go into the spring and summer months at the 3 dollar gas range, how will the consumer react if we see 4 dollar gas during the peak driving months? With the economy being major issue in this years election how will this affect homes sales? The national news loves doom and gloom reporting so will this make buyers reluctant to buy new homes?
