Over the past several years, I have compiled and tracked active and sold listings on the Omaha MLS. Here are a couple of interesting statistics I wanted to point out about the Sarpy county real estate market. Active listings continue to be down by 15% to 20% for 2009. Sold listings are up 25% from August 08 174 homes, compared to August 2009 total of 225.

The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The jump in number of home sales can be contributed to a couple of reasons. First, I think the first time home buyer tax credit of $8,000 is a major reason. Second, low interest rates have helped the move up buyer, to either downsize or upsize from their existing home.

Active Listings, as of May 7, 2009 and Sold Data from April 1, 2009 to April 30, 2009. Months supply is the number of active listings divided by the number of sold listings for the month.
Sarpy County had 173 attached and detached homes sold in April 2009, compared to 161 sold in April 2008, which is up 7%. As of May 7, 2009, there were 909 active homes for sale, which is a 5.25 months supply. The supply of active listings are down from 1,133 last year at this time or down 20%.
