Active Listings, as of May 7, 2009 and Sold Data from April 1, 2009 to April 30, 2009. Months supply is the number of active listings divided by the number of sold listings for the month. Months supply over 6 months market is more of a buyers market. Months supply under 6 months is more of a sellers market.

Douglas County had 566 attached and detached homes sold in April 2009 compared with 473 in 2008, which is up 20%. As of May 7, 2009, there were 3,090 active homes for sale, which is a 5.47 months supply of homes. The supply of active homes for sale is down as well. In April 2008, Douglas County had 3,883 active listings, which is down over 20% from last year

Active Listings, as of April 6, 2009 and Sold Data from March 1, 2009 to March 31, 2009. Months supply is the number of active listings divided by the number of sold listings for the month.

Sarpy County had 116 attached and detached homes sold in March 2009, compared to 144 sold in March 2008, which is down 19%. As of April 6, 2009, there were 888 active homes for sale, which is a 7.66 months supply. The supply of active listings are down from 1,099 last year at this time or 19%.

Overland Hills in Papillion NE Market Recap

Papillion is a great place to call home and raise a family. Overland Hills has 5 different phases with over 750 homes. Here is a market recap for Overland Hills in Papillion, Nebraska for 2008. As you know 2008 wasn't the best year for real estate, however, there were 37 homes sold in 2008 or up 8% from 34 in 2007. Currently, as of February 24, 2009, there are 7 active listings and 2 homes sold since January 1, 2009. The number of homes for sale in the Papillion area is currently 165 (down from 220 in March 08) with 22 sales as of February 24, 2009. Some good news, the reduction in supply of homes along with increase spring demand for homes should stabilize home prices for 2009.
