Sarpy County had 101 attached and detached homes sold in December 2008, compared to 141 sold in December 2007, which is down 28%. As of January 6, 2009, there were 790 active homes for sale, which is a 7.82 months supply. The number of active lists is down from 1,213 from last year at this time or down 34%.

Christmas came early for home buyers
Last month I wrote "As a home buyer would you rather wait for home prices to fall 5%, while mortgage interest rates climb by ½ %? Or buy a home now and get the current interest rate? ...." In that scenario I used the current interest rate of 6.5% and should what would happen if rates went up and down by ½%. Well Christmas came early for home buyers this year. Omaha Mortgage Interest rates have fallen to around 5.25% on FHA Mortgages. The following is a comparison of an estimated payment for a home purchase of $150,000 at 6.5% and the current 5.25%
1. Buy a $150,000 home with an interest rate of 6.5%
Purchase Price: $150,000
Loan Amount: $148,800
Interest Rate: 6.5%
Principal and Interest: $940.51
2. Buy a $150,000 home with an interest rate of 5.25%
Purchase Price: $150,000
Loan Amount: $148,800
Interest Rate: 5.25%
Principal and Interest: $821.68
The lower interest rate saves you on principal and interest of $118.83 a month.
Now is a great time to get out and start looking at homes. Winter is a slow time for home sales in general, which means sellers are more motivated to sell.
Search Omaha Homes for sale priced between $140,000 and $160,000 with 3 bedrooms and 2 baths.
