Last Sunday, my family went out and enjoyed a day at Vala's Pumpkin Patch , which is 1 mile south on 180th and Highway 370. This is a great place to spend an afternoon or evening. There is so much to do from riding the ponies, the tri-cycles, or the larger peddle go-carts. Not to mention the train, the jumping area, and numerous other activities. This year they added a huge "Husker" maze to walk through, which they said takes 45 minutes. Taryn's favorite activity was having her picture taken by all the character posters with the faces cut out. Nick's favorite activity was the peddle go-carts. My favorite was the hay rack ride out to find your own pumpkins in the field.
If you are planning on going to Vala's, pre-purchase your tickets at No-Frills in Omaha. Each ticket had a coupon for $1 off a food item and $2.50 off the purchase of a pumpkin (or a free pumpkin under 8 pounds). Saved us a few bucks. Also, I suggest wearing shoes that you don't mind getting dusty or dirty. Although the campfires and smoke make the air smell festive, the smoke and dirt go home with you!
MLS stands for Multiple Listing Service. The Omaha Area Board of REALTORS (OABR) is the organization that operates and maintains the Omaha MLS. In order to be a member of the OABR, both real estate companies and REALTORS need to pay a yearly due along with a monthly fee. Not everyone can join the Omaha Area Board of Realtors. First you must be a licensed broker or salesperson by the State of Nebraska to sell real estate. In order to join Omaha Area Board of REALTORS you must also join the National Association of REALTORS and the Nebraska REALTORS Association.
The Omaha Area Board of REALTORS maintains Omaha MLS, which is a big database of information that gives brokers/agents both current data (active/pending sales) and historical data (sold homes). Current data is a list of homes actively for sale. This current data is shared with the National Association of REALTORS to post on REALTOR.com, which is the number one national website that consumers use to find a home. I offer a free and simple access to the Omaha MLS on my web site, which shows homes for sale by using a great map feature.
Historical data is past sales history. This historical data allows broker/agents to prepare a CMA, which stands for comparative market analysis. A CMA is a pricing report that gives a home seller a price range for comparable homes that are for sale, pending and sold in the past 6 to 12 months. The historical data is limited to only homes sold by a real estate companies, not for sale by owners and some new construction homes.
The Omaha MLS covers the Omaha Metro Area, including Papillion, La Vista, Bellevue, Plattsmouth, Springfield, Gretna, Blair and other surround communities.

I use Google Maps all the time to get directions around town, even though most guys think they have an internal GPS system in there brain. Now Google has added most of western Omaha, parts of Sarpy County with a Street View option. How did they do it? Google used a car to drive around Omaha and take panoramic shots of all the streets in Omaha. I was recently contacted by, Omaha World Herald reporter Bryan Redemske, about how an Omaha Real Estate Agent could use this technology. Omaha World Herald story about Google Street View. I felt it is a great way to incorporate street scenes into my comprehensive web marketing program to promote my listings online. Here is just one example of how it could be used. Active Listings, as of June 11, 2008 and Sold Data from May 1, 2008 to May 31, 2008. Months supply is the number of active listings divided by the number of sold listings for the month.
The May l real estate market was up slightly from April to May. Sarpy county months supply dropped from 7.04 to 5.25. Total number of homes sold for Sarpy county increased from 161 to 212 homes or up 51 homes. With the warmer weather, more buyers are getting out and looking at homes. I continue to believe there are a couple of wild cards for this year with the recent changes in the mortgage market and the threat, the pending, how the current $4 gas will have on home buyers?
