Papillion Real Estate Report April 2008

Thank you for checking out my April Real Estate market report for the Sarpy County area, including Papillion, La Vista, Bellevue, Springfield, Gretna and West Sarpy.

Active Listings, as of May 6, 2008 and Sold Data from April 1, 2008 to April 31, 2008.  Months supply is the number of active listings divided by the number of sold listings for the month.

The April real estate market was up slightly from March to April.  Sarpy county months supply dropped from 7.63 to 7.04.  Total number of homes sold for Sarpy county increased from 144 to 161 homes or up 11.80%.   With the warmer weather, more buyers are getting out and looking at homes.  I continue to believe there are a couple of wild cards for this year with the recent changes in the mortgage market and the threat the pending $4 gas will have on home buyers?

Hunters Crossing/Ridge Spring Update

With Spring just around the corner, home owners start thinking about selling their home before the next school year. Over past three years, Hunters Crossing and Hunters Ridge, sales have averaged 18 homes sold per year. In 2007 and 2006 there were 17 homes sold, 2005 there were 20 homes sold. Currently, as of March 18, 2008, there are 6 active listings and 1 home sold since January 1, 2008. The overall market conditions for the Papillion area remains a buyer's market. The number of Papillion homes for sale is currently 220 with 23 sales in February 2008; this puts Papillion's month's supply of homes at 10.1 months. Months supply is the current active listings divided by the monthly number of homes sold. Six months' supply is considered a balanced market - when the number of listings roughly equals the number of buyers. Numbers over six represent a buyers' market and those below a sellers' market. A sellers market is a month's supply of 6 or less.

The March real estate market improved slightly from February. Sarpy county months supply dropped as well from 9.9 to 7.63. Douglas county months supply dropped slightly from 9.95 to 8.17. Total number of sales for both Douglas and Sarpy counties increased from 477 to 607 homes or up 27.25%. With the warmer weather, more buyers are getting out and looking at homes.

One thing about the Midwest/Omaha area is our economy is pretty stable versus other larger metropolitan areas. I continue to believe there are a couple of wild cards for this year how the recent changes in the mortgage market and the threat of $4 gas will have on home buyers?
