I'm buying a home in Storm Lake, IA - How do I know what a property is worth in the current market?

I'm a first time home buyer in the Storm Lake IA area.

I have looked at a lot of properties in the Storm Lake IA area and found 2 that I really like. But, how much should I offer the Sellers? How do I know what a property is worth in the current Storm Lake homes market, I don't want to over pay but I don't want to offend the Sellers either?

Q:
As a Buyer, how do I decide on how much to offer on a property? Allie K.

A: Allie,
Thank you for your question, it is a good one! Our office does research called a - Comparative Market
Analysis (CMA) for BOTH Sellers and Buyers. A CMA includes similar homes that have sold in the last year. We make adjustments for differences like size, number of bathrooms, and number of bedrooms. The result is a dollar range the home should sell within.
We do the research for both the Buyer and Seller in the Storm Lake IA area because it helps to show the seller what prices similar properties have recently sold for and it helps a buyer determine if the home is priced correctly.

We think it's important to let the facts speak for themselves!

Getting a TOP REALTOR to List Your Property

This may surprise you but most REALTORS and all good REALTORS will not list just any property. Think about why you are hiring a REALTOR. A REALTOR's job is to SELL your property, not list it. REALTORS spend a tremendous amount of time and money on every property they agree to take. These costs come from: time spent researching the market to help the owner position the property in pricing, Internet marketing ad development and fees, newspaper ad development and costs, Home booklet ad development and costs, photography - lots of $$$, MLS listing development - time and cost, flyer development time and cost, printing costs, staging the property to get the best price for the seller, setting up a mls REALTOR tour to get all the local REALTORS in the property, contacting other REALTORS and clients to get the word out so the property gets the best exposure to the most buyers. And this is by no means an exhaustive list, there are also signs for your yard, booklet distribution, open houses, video tours......... you get the idea

Watch the video below to learn the least you need to know to get your property listed with the best REALTORS.

If you like this kind of marketing, think of how it could be used to market your properties. A symbol like this could be on the yard sign, flyer sheet, online, in the newspaper and any other place you can think of. Just one more way wel market your property 24/7. According to the NAtional Association of REALTORS over 85% of Buyers go on line first. New technology that keeps up cutting edge in the Storm Lake Iowa real estate market.

Realtor Won't Look at my Property - How Do I Sell It? Video

Seems like a strange question but after hearing the details I understood. This man wanted to sell his property but didn't understand how much work goes into getting a property ready to sell or how much work a REALTOR should do to sell a property.

I spoke to him again just a few days ago, he had the work done to get the property ready to list and the REALTOR sold it in less than a week. Not only that, but it sold for nearly 10% more than he had originally thought it would list for.

The bare minimum you need to do to sell a property today. http://www.youtube.com/watch?v=Nya1NJtv9cM
