From the Home builders perspective.

Once was a time not too long ago when Banks were lending anyone any amount with little to no qualification short of a pulse. Well at least a pulse on the day of signing docs. The American dream was for a short time alive & well. But surely we all knew it could not last. The lending escalated into a frenzy where if you were not in the mix you were either the smartest one in the room (as it ultimately turns out) or the most foolish depending on who you were asking.

For my market Homebuilding times were Very VERY good! Cash was all around us. Weather or not it was if you were looking to making money in speculative venture or creating equity through personal property improvements was automatic.

1st time buyers just entering the home buying market could purchase a home roll their mortgage into a 80/20 pull out $175K 3 months after closing build a water park in their back yard pay only the interest and rest secure each night knowing that their value was escalating at levels never seen in history and probably will never be seen again? This phenomena we all endured here is still without a name?

From the lenders point of view Due diligence was a shortcut for which their was no time. Planning for our en-evadable fall has only now just begun but sadly I feel that it is being handled in the same fashion that drove us all into this point. A frenzy, Knee jerk, an attitude "of uh-oh what do we do know?" Their answer? Pass it down stream. Ultimately the Feds will step in figure it out and life as we know it is probably going to be strangely different?

Enter the ones down stream. Us, me, the Licensed General Contractor.

Where once the home located at 1234 Any Street USA their was the up-beat & proud homeowner planning their future and marking their heights on the wall. For so many all that is left of that today is an abandoned home. A great bedtime dream that somehow went wrong in the dead of night. What we grappling with now are the victims of a beating picking up the pieces from their what we now know as a misguided desire to grasp that American dream. The Brass ring.

My question to you is how can I improve my level of service to your needs? What can the high end custom coastal estate builder add to the discussions of a solution? Who should I or we all be speaking with to affect the greatest change for the greater good? Not because it is the right thing to do but because it is that most profitable thing that I am left with today.My goal should be the same as I see it. To restore what was once a gem from what today appears to be anything but? To always act with honesty, honor and pride in accomplishment.

This leaves us all in a place to where we must get back to again.... Home
