Many buyers assume mortgage insurance is not required when 20% is put down on their new purchase. That statement is somewhat true but it all depends on what type of loan the buyer will be utilizing. On a conventional loan, there is no mortgage insurance when a buyer puts 20% down. However, on a FHA (Federal Housing Administration) loan the rules are different. They are so different, even the term of the note makes a big different on the mortgage insurance. First of all, "What is mortgage insurance aka MI?" Mortgage insurance is an insurance policy that protects the lenders against losses that result from defaults on home mortgages.
Here is a quick snapshot of the break down when "NO" Mortgage Insurance is requirred on a FHA Loan:
Mortgage Terms over 15 Years on FHA:
HUD requires all loan terms greater than 15 years to have mortgage insurance for at least five years. It does not make a difference if a client puts more than 20% down. Even the loans with 50% have it too. Once the equity is at 78% (not 20, like conventional) and they had paid the mortgage insurance for the five years then the homeowner can request it to be removed.
Mortgage Terms 15 Years or Less on FHA:
There is not a minimum time period for mortgage insurance to be paid like there is on a 30 year FHA. The year period does not apply on terms 15 years or less. If a buyer puts 22% down payment on a 15 year term, then no mortgage insurance is required.
