For much of 2011 , both median and average sales prices in Howard County were still in decline. Compared to 2010, unit sales were down 5.5% and the average sales price declined by 6.3%. Unfortunately, historically low mortgage rates were not enough to spur the market in a positive direction.

No significant changes expected in the level of housing market activity for Howard County in 2012.

The good news is that even in "this" market, when houses are priced correctly and staged for maximum appeal, they do sell quickly at today's market value.

The beautiful Swansfield Neighborhood is in the village of Harper's Choice in Columbia, Maryland. It is one of the first neighborhoods that were developed by James Rouse in the "New City" of Columbia, MD and many of the original Rouse employees made their homes in the Swasnfield neighborhood. Hobbit's Glen is a highly desired neighborhood in the Village of Harper's Choice in Columbia, Maryland. It is one of the neighborhoods in the Village of Harper's Choice ... and one of the "original" neighborhoods that James Rouse developed in the "New City". These homes were built in the 1960's through the early 1980's. Certainly not "old" by most city standards, but for Columbia, the Hobbit's Glen Neighborhood is one of the "oldie but goodies". The newly re-opened Frisco Tap House and Brewery is now located on the corner of Dobbin Road and Oakland Mills Road at 6695 Dobbin Road, Columbia, MD, 21045. It was formerly located in another location on Dobbin Road, but the owner, Adam Carton, needed to expand the space because it has become one of the most popular "go to" restaurants in Columbia!

The new space accommodates many more diners, boasts a gorgeous eclectic decor, a scrumptious menu selection, and a huge choice of beers on tap. Dipper's favorite dish is the "Frisco Barbecue Shrimp". It is served with green peppers and onions, black beans and rice, and a few slices of avocado. It's his favorite shrimp dish in Columbia! For salad lovers, the spinach salad with a homemade raspberry vinaigrette dressing is excellent. And, my favorite is the Frisco Burrito ... overflowing with delicious beans, salsa, rice and your choice of several other ingredients.
