Valley Mede NeighborhoodThe Valley Mede neighborhood is located in Ellicott City, Md, in Howard County. It is an established neighborhood with single family homes that were built from 1956 through 1997. The houses are sited on nice size lots with most having betweeen 1/2 and 1/3 acre of land (although a few homes are on larger one acre lots). This neighborhood is conveniently located near the Route 40 shopping area that offers major grocery stores, restaurants, department stores, and convenience stores. It is centrally located in Howard County between Annapolis, Washington, D.C., and Baltimore.

The Howard County Schools are consistently rated among the highest in Maryland. The children who live in Valley Mede currently attend: St. John's Elementary, Patapsco Middle, and Mt. Hebron High School. In the past year, 12 homes have sold in Valley Mede. The average sales price for that period was $468,724.

Terra Maria Farm HouseTerra Maria is a unique, planned, neo-traditional community located in Ellicott City, MD in Howard County. It is comprised of about 100 quaint single family homes that were built between 1997 and 2001 by a few different builders. The layout of the community features pedestrian friendly streets with most garages located at the rear of the houses and open spaces for family and community activities. "The Ruins" pictured at left is the remains of a century old Seminary upon whose grounds the neighborhood was built.

The Howard County Public Schools consistently rank among the highest in Maryland. The children who live in Terra Maria currently attend: Manor Woods Elementary, Burleigh Manor Middle and Marriott's Ridge High schools.

The neighborhood is located near the Route 40 shopping area with many fine restaurants, grocery stores, department stores, and convenience stores. It is conveniently located a short distance from Annapolis, Baltimore, and Washington, D.C.

Lyndwood is a gorgeous neighborhood located in Elkridge, Md, in Howard County near Columbia and Ellicott City. It is a golf course community with homes and town homes built from 1995 through 2006. Think of Your House as a Commodity - not a Product!

starsWhen trying to understand the real estate market and why prices are what they are, it may help to think of your house as a commodity - not a product.

Peanut Butter

  • A product is an item that a seller places a value on and prices it accordingly ... think: a sofa, a jar of peanut butter or a shovel. There will be differences in quality, differences in features, differences in attractiveness. There will be sales available and some vendors may charge more or less than others ... but the price is the price as set by the seller.

  • A commodity is an item whose price is determined by the buyer who has a perception of it's current value. Think: stocks, gold, and silver. The buyer places a value on it and pays accordingly - prices of commodities go up and down. Commodities' prices are influenced by supply and demand. The more supply there is, the less the price will be. The more scarce the commodity, the higher the price will be.

Who cares? What's the difference? Why does the distinction matter?

A seller should care, understand the difference, and make the distinction ... then price her home accordingly. In today's real estate environment (in most areas of the country) where there is a plethora of available homes on the market, the prices are lower than when the inventory is sparse. The law of "supply and demand" is in control. In real estate, when the inventory is high, it pushes housing prices downward.stars

A savvy seller will hire a Realtor who is educated, experienced, and knowledgeable in their area and who will help them price their house accordingly. Sellers who position their houses correctly (as the commodity that it is!) sell for more money and in less time than those who treat their house as a product whose perceived value by the potential buyers may be different than theirs!
