Dover NH Real Estate - May 2008 Market Update

An important thing to keep in mind when it comes to real estate is that each and every town is different. Depending on where you are in the country, one town can be thriving and the next can be in a slump. This can also be true for large cities-certain sections of a city can be desirable...others not so much. Please keep this in mind when you listen to the news. The media is often giving you statewide or national market data and your home town is not the "national market". With that said, let's see what's been going on in the Dover real estate market.

23 homes sold in Dover in May:

-15 single family homes, and

-8 condos.

Year-to-date, 100 homes have sold in Dover, NH:

-65 single family homes

-33 condos, and

-2 mobile homes

In addition, 13 Dover homes went pending with active contracts in May.

Kittery/Eliot ME Real Estate - April 2008 Market Update

The latest forecast by the National Association of Realtors (NAR) claims that existing-home sales are projected to trend up in 2008. I definitely see that happening here in the Seacoast. In fact, Lawrence Yun, Chief Economist for NAR was quoted recently saying, "The improvement in the Northeast reaffirms a trend apparent for some months now that shows signs of recovery, noteworthy because that was the first region to slump." Yes, he said did say improvement in the Northeast!

Let's check out what's been going on in the Kittery/Eliot area.

1. 21 homes sold in the Kittery/Eliot area in April

2. Year-to-date, 41 homes have sold in Eliot and Kittery, ME.

3. 19 Eliot/Kittery area homes went pending with active contracts in April, and

4. There are currently 174 active listings in this area as well.

If you are thinking of selling, now is a great time with home sales trending upward. Price your house right and it will sell.

If you are thinking of buying, now is definitely the time. If you are waiting for home prices to go lower I believe you may have missed the bottom so now is the time to get off the fence.

25 homes sold in the Hampton area in April

- 12 single family homes, and

-12 condos, and

- 1 mobile home.

Year-to-date, 71 homes have sold in the Hampton area:

-41 single family homes

-25 condos, and

-5 mobile homes

In addition, 13 Hampton area homes went pending with active contracts in April and there are currently 429 active listings in this area as well.

If you are thinking of selling, now is a great time with home sales trending upward. Price your house right and it will sell.

In addition, 7 Portsmouth homes went pending with active contracts in April and there are currently 186 active listings in Portsmouth.

- 4 mobile homes.

Year-to-date, 90 homes have sold in Rochester, NH:

-60 single family homes

-16 condos, and

-14 mobile homes

In addition, 16 Rochester homes went pending with active contracts in April and there are currently 364 active listings in Rochester.
