Barrington, NH Real Estate - April 2008 Market Update

The latest forecast by the National Association of Realtors (NAR) claims that existing-home sales are projected to trend up in 2008. I definitely see that happening here in the Seacoast. In fact, Lawrence Yun, Chief Economist for NAR was quoted recently saying, "The improvement in the Northeast reaffirms a trend apparent for some months now that shows signs of recovery, noteworthy because that was the first region to slump." Yes, he said did say improvement in the Northeast!

Let's check out what's been going on in Barrington, NH.

18 homes sold in Barrington in April

-15 single family homes, and

- 3 mobile homes.

Year-to-date, 32 homes have sold in Barrington, NH:

-24 single family homes, and

- 8 mobile homes

In addition, 3 Barrington homes went pending with active contracts in April and there are currently 132 active listings in Barrington.

So what does this all mean? It means, don't wait. If you are thinking of buying, now is definitely the time. If you are waiting for home prices to go lower I believe you may have missed the bottom so now is the time to get off the fence.

Let's check out what's been going on in Dover, NH.

22 homes sold in Dover in April

- 16 single family homes, and

- 6 condos.

Year-to-date, 75 homes have sold in Dover, NH:

-48 single family homes

-25 condos, and

-2 mobile homes

In addition, 21 Dover homes went pending with active contracts in April and there are currently 322 active listings on the market in Dover.

So what does this all mean? It means, don't wait.

If you are thinking of selling, now is a great time with home sales trending upward. Price your house right and it will sell.

Eliot/Kittery, ME Real Estate - March 2008 Market Update

State of MaineYou might not believe it, BUT, the National Association of Realtors stated recently that sales of existing homes rose to a 5.03 million annual rate in February which is an unexpected 2.9% increase. Why? The answer is that sales are being spurred by lower prices. Falling prices improve affordability and encourage people to make purchases.

In addition to existing home sales, new construction homes for sale at the end of February dropped to 471,000 units (in the US), the fewest since July 2005.

Rising sales and lower prices have also stimulated the mortgage market. This is due in part to recent Federal Reserve actions that have allowed the 30-year fixed mortgage to remain near 6% and the 15-year fixed to hang around 5.5%.

Now that your all up to date on the national market. Here's what the real estate market looks like in the Kittery/Eliot, Maine area:

  1. 12 homes sold in March of 2008. All were single family homes,
  2. 23 homes are pending with active contracts in March in the Kittery/Eliot area,
  3. There are 165 active listings in Kittery and Eliot, and
  4. Year-to-date, 28 homes have sold in the Eliot/Kittery area.

Not to bad huh?
