Hilliard City Schools District received a rating of "Excellent with Distinction" for second year. This rating is the highest available from the Ohio Department of Education. As a resident and home owner in Hilliard, I was so pleased to hear this, because it shows that majority of the Hilliard residents care and support our children education. Please read this link for complete story.

Owning a Home the Bottom-Line Benefits!

08-27-09

Right now is a great time to consider buying a home, why? Interest rates are 5.5 % or lower, first time home buyer credit of $8,000 (due to expire 11/30/09), energy green tax credits or rebates for appliances, housing is more affordable, there a lot of homes to choose from and you can change the color of your walls, plant and just do what you want to your new home!

And it just gets better. Homeownership is the major component in the creation of wealth for many of us. As you pay down your loan amount each month, you accumulate equity, a growing ownership interest in your property...

Remember, most homes appreciate in value over time and can be a source of income for you, especially if you've lived in your house for many years.

Finally, don't forget about the huge tax advantages of owning your home. Interest on a home mortgage and property taxes are deductible. For majority of home owners, mortgage interest provides the largest tax deduction. Also, a home is the single most important factor that determines whether you will be able to file a return which takes advantage of the wide range of allowable itemized deductions.

Why you should hire a Realtor!

Did you know all licensed Realtors are required to follow a code of ethics? The ethics we have to follow protect both the buyer and seller when we represent you the consumer in a real estate transaction. Such as, we have to be truthful to all parties involved, we put your interest first ahead of our interest at all times, we disclose pertinent facts about the property and the transaction to both buyer and seller, and we have to be truthful about our communication to the public. I feel these are the most important ethics we have to follow to protect your interest, there are many more we have to follow and practice too. Please read this link it provides insight how these ethics apply to you the consumer..

Did You Know Realtors Truly Support the Consumer Interest?

08-12-09

Recently NAR (National Association of Realtors) lobby against our government to do away with the home interest rate deduction, WOW. If NAR did not lobby against this measure the impact on home ownership would be devastating... Also, NAR supports and lobbies for continued higher participation of banks to modify distressed home owner mortgages. Right now, some of very well known large banks only modify up to 10% of distressed mortgage and these same very large banks have received government assistant money. If the percentage of loan modification goes up that would mean less short sales and foreclosures, in turn improving our local property values. During these trying times, it is to the consumer benefit to hire a Realtor not just to represent their interest in either buying or selling a home but on a larger scale, as Realtors, we support the common good for over all improvement of our housing market through our membership to, NAR, Ohio Association of Realtors and Columbus Board of Realtor.

How's the Midwest Housing Market Doing?

07-24-09
Susan Buhr

It's improved by 11.4 % compared to June 2008 housing market stats. What are the influencing factors? The first time home buyer income credit of $8,000, interest rates remain low and homes in general are more affordable than they have been in the past five years, these factors have helped stabilized our local market, Columbus, Ohio. Another important indicator is, we have also seen an improvement or increase of "Pending Sales", which means homes that have gone into contract but have not closed. These indicators are very important to determine that our housing market is improving and is on the way to recovery. Please read this link from Realtor.org it will provided you with more detailed status on US housing market improvement.
