In Columbus or Central, Ohio local market, supply and demand came in play. Our market was flooded with new homes in 2006 and 07(supply). This flood was defined by these factors; the new home buyer pool started to dry up (demand), and the new homes that were on market were overpriced. With oversupply and limited demand for new builds, all builders in our local market area reduced their plans to build by 80 %. However there appears to be an increase in demand for new homes and builders are starting build again.
If you are looking for a builder, here is a link to Central Ohio builder's web sites.

What's the cost? In general home inspections in, Columbus Ohio, cost is about $275 to $350, termite inspections about $60. This cost is very small amount and money well spent. Why because a home/ termite inspector can discover problems that could cost thousand of dollars to repair or cause you not to sell your home. As a home buyer you want to know the condition of your home before you close. As a seller you should a have professional review home, so that you have time to make repairs and that potential buyer does not walk away from the contract because of repair/condition issues. Its all about protecting your interest whether you're selling or buying a home. Read this link it provides more validation as to why inspections are very necessary. http://www.realtor.com/home-finance/buyers-basics/goodbye-inspection-hello-trouble.aspx?gate=realtor

I like to read stats, in a recent article published by the Columbus Board of Realtors, I was surprised to read how few home owners are in default. In the United States, did you know 93% home owners are making their mortgage payment and 7% are not or in default or 2 million homes. This stat is lower than I thought. But these home owners need to be informed and be ware they can get help and save there homes from foreclosure and their financial future. So the programs offered to the distressed home owners are of great value, as well, to the local housing markets, that were hit by a high home default rates. The programs names are; FHA Secure, HOPE NOW, Project Life Line, Mortgage Relief Act, FHA Modernization, Foreclosure Prevention Counseling, read more with links and phone referenced http://www.columbusrealtors.com/16337.cfm .
