If you are looking for a great activity for your children this winter try Susie's Yoga Class. It is great fun for the children!

Hi Everyone, Here is the schedule for weekly classes starting the week of January 3rd:

Child's Pose Yoga

Monday 3:00-4:00 1st grade-3rd grade

Monday 4:15-5:15 4th grade-6th grade

Thursday 3:30-4:30 1st grade-3rd grade

Thursday 5:00-6:00 Preschool-Kindergarten (Preschool minimum age=4)

Classes will run in 6 week sessions At this time, classes will be located at the Point Shirley Association Building in Winthrop. 6 week session=$55 If there is space available, your child may drop in for $12 to try the class (Each child is only allowed 2 drop ins per 6-week session) Sibling sale: If you are signing up more than one of your children for a 6 week session, then the session will only cost $50 per child. Are you a qualified Agent?

I was at a Seminar today and the teacher was talking about qualified buyers. Not just working with a buyer but making sure they are a qualified buyer is essential to working successfully with buyer's. Another agent raised her hand and commented that she also expected the agent to be qualified.

I think we can all agree that working with another agent who is not holding to their part of the bargain is one of the toughest parts of working in Real Estate. But she went on to say that as a listing agent she believed that an out of town agent not familiar with the local area was not qualified to sell in that particular area. It made her feel like she was doing all the work to sell the house.

I have been on both sides of this equation. As a local listing agent, yes, I can give the Buyer's more in depth information about the area. I am always willing to share this knowledge generously. I have found most out of area agents to be professional and great to deal with. It does not matter to me that I know the area better. It matters to me that between us we are able to put together a successful deal with a happy buyer and a happy seller. I have also worked as a buyer's agent on out of town deals. I have never, to my knowledge, had an agent take issue with this and have been complimented on my professionalism.

This comment did get me thinking though. How much does it truly matter to you if an agent is from out of your area?

Winthrop by the Sea Homes. Are you trying to avoid foreclosure and confused about your options? Have you considered a loan modification or Short Sale? Do you understand how these programs work?

What is a loan modification? A loan modification is when the bank holding your mortgage agrees to modify the terms of your loan. It may be a reduction of principal; a reduction on the interest rate or a combination of the two. This is a good solution IF you can afford the new payments. If you are just putting off a foreclosure, a short sale may be a good alternative.

A short sale is when the bank holding your mortgage agrees to accept current market value for the home at a This price below what you currently owe for the property. For example you owe $300,000 on your home which is currently worth $250,000. The bank would accept an offer in the $250,000 range forgiving the remaining balance of $50,000. The comment I get the most from my short sale clients " I feel like the weight of the world has been lifted from my shoulders." The recovery period to your credit is much quicker than a Foreclosure allowing you to rebuild in a shorter period of time.
