Westside Vancouver Detached Property Market Update : July 20th – July 27th

We would like to present ‘Westside Detached Stat Package’ for the week of July 20th – July 27th.

The Westside detached market continued to demonstrate a fairly static market dynamic this past week, as new listing and sales figures remained quite close to what we have to come identify as ‘norms’ over the first two quarters of 2009; new listings moved from 66 new detached active listings in the Vancouver West Region to 77 (a return to the level we’ve come to expect through the second quarter) – sales transactions saw a bit of a bump this past week with 60 detached sales (to 43 the previous week). Not surprisingly, performance should remain relatively static through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010. Buyer competition remains active in these areas, and thus it may be a solid time to consider listing your home if you have been thinking about proceeding with a sale. The demand is especially acute in Kitsilano where supply has definitely tailed off – especially in the Kits Point areas, and other sectors north of W 4th Ave.

The Westside demonstated some moderate, unexpected growth on both the sales transaction and listing supply sides to end July. The mid-to-late Summer months tend to be particularly low-periods for the detached markets due to social factors (ie / summer vacation, etc.) and thus we anticipate a further flattening of the market over July and August prior to a resurgence in the early-Fall which should carry us through Quarter 4 2009 and the 2010 Winter Olympic Games.

Westside Vancouver Attached Property Market Update : July 20th – July 27th

We would like to present our ‘Westside Attached Stat Package‘, for the week of July 20th – July 27th. New listing numbers remained relatively flat; though quite steady, as we saw 86 new attached listings on the Westside this period; up a bit from the 76 new attached listings the previous week (a second consecutive week of positive supply increases). Sales transactions also continued to demonstrate short-run growth, with 86 attached sales on the Westside (up from 67 the previous week). The second quarter in 2009 was marked by a return to stability in many of the Westside neighbourhoods, with a solid sales versus listing dynamic. We have witnessed a return of the international buyer with a number of individuals from the USA and Asia looking to take advantage of the pre-Olympic lull in pricing, and competitive financing options. As per usual we expect a slight seasonal lull through the late-Summer months as people begin to take vacations, and enjoy the weather!

This past week there were 221 new active attached listings in the Vancouver West Region with 96 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) new listings in your area for that period.

Downtown Vancouver Attached Property Market Update : July 20th – July 27th

We have compiled sales and listings statistics for the period running from July 20th to July 27th, and released them in this easy to read format! If you have any further questions or require more detail please get in touch with us. Both sales volume, and new listing supply remained relatively flat this past week as we continue to ease into the late summer months. Vancouver West as a whole saw 221 new attached listings; an increase from the 192 new listings submitted last week. We also witnessed 176 sales (up slightly from 164 confirmed in the previous period). There also remains an access demand for larger 1-bdrm (700 + sqft), and lower-end 2-bdrm product in the $450,000 to $550,000 range; especially in the Yaletown and False Creek North areas.

Listing versus Sales update for June 20th to July 27th

new listings in the Vancouver West Region with 125 (57%) falling in the downtown areas (including: West End, Downtown, Coal Harbour, and False Creek North sub-areas).

176 total sales in the Vancouver West Region with 90 (51%) falling in the downtown areas.

Sales volume continued to show stability in the face of what appears to be economic recovery, moving from 164 sales to 176 attached sales. The downtown core neighbourhoods witnessed a slight boost on the supply-side as well, though there remains access demand in many areas and price ranges. After a slight set-back earlier in the week; the TSX has shown marked gain based on a resurgence in the commodity sectors as well as better then expected earnings reports over the last quarter; along with competitive financing this should continue to fuel the recovery in the Vancouver markets. The sales to listing ratio also remained relatively stable this past week sitting at [176 : 221] ’sales to listings’ or 80% saturation – interest rates looks to remain stable through the next quarter.

Not surprisingly, performance should remain relatively static through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010. Sales transactions also finally stabilized after three straight negative weeks, with 67 attached sales on the Westside (up from 61 the previous week). Supply of attached product has continued to tighten on the Westside, following the detached market where the supply-side has seen lows since around mid-March. We have witnessed a return of the international buyer with a number of individuals from the USA and Asia looking to take advantage of the pre-Olympic lull in pricing, and competitive financing options. As per usual we expect a slight seasonal lull through the late-Summer months as people begin to take vacations, and enjoy the weather!
