And Who Says The Pascack Valley Market Is Slow..Ain't So!!
Today is Saturday, January 11, and I had to wake up early so I could meet clients at 9 A.M. to revisit my listing in Montvale..this is the second visit, and the buyers were very interested. We spent an hour looking at the home, and then I rushed to meet my second appointment of the day, a young and lovely couple from NYC who are looking for a Colonial in the Pascack Valley. We looked at three homes in Montvale, and discussed Montvale Schools, transportation options to NYC, and a quick tour of the town of Montvale. Appointment Three began at 12, and this was another second visit to my Montvale listing. This couple was also looking for the second time, and also loved the home. At 2 P.M. I had my 4th appointment of the day (remember, the newspapers are saying this is a terribly slow market), and I took out the owners of a listing I just sold this week in Westwood. We spent two hours looking at homes, and will continue our search tomorrow.
My listing in Montvale had 5 showings today, and two of the buyers are returning tomorrow (Sunday) to see the home again. A listing I have in River Vale is also negotiating a sale, and a Seller I have has an offer in on a condo in Mahwah.
According to the newspapers, I should be spending my time organizing my closets, since nothing is selling..REALITY CHECK TIME..my closets could use a cleaning, but they will have to wait...The Real Estate Market in the Pascack Valley of Bergen County is alive and well!

Productive Pricing in the Pascack Valley
Although many homes in the Pascack Valley are selling below asking price, the key to pricing is often appreciated by intelligent buyers. I have recently had the experience with three of my beautiful listings, where each sold either at full asking price or over asking price, in this same market where many homes are sitting on the market. The key is in pricing a home agressively, so that the buyer perceives good value, while the Seller has a comfort level that the price is fair, and not undermined by what we call "bottom feeders", those buyers who go in for the kill, and are not really educated as to what good value is.
Yes, there are homes selling at full or even above asking price, even in our current Pascack Valley Real Estate Market. The key to success is to call in a Realtor with a track record of productivity..one who has sold many homes in the current market, and understands the strategy of correct pricing. Ask how many homes the Realtor has sold in the past year.
Realtors in New Jersey have a standard of awards which could be a Rule of Thumb for understanding a Realtor's Productivity: The award is called the NJAR Circle of Excellence Award, given yearly to Realtors achieving a specific level of excellence:(Stay tuned for the 2007 Awards, which are announced in February 2008)
Platinum Level - a minumum of 25 million in Sales in one year and 30 sales
Gold Level - a minumum of 15 million in Sales in one year and 25 sales
Silver Level - a minumum of 7.5 million in Sales in one year and 20 sales
Bronze Level - a minimum of 3 million in Sales in one year and 15 sales

A Pascack Valley New Year Open House Overflows with Buyers!
This past Sunday I brought along a book to read, since all the newspapers were predicting a very slow start to the New Year Real Estate Market. Instead, I found not a moment to sit down. We were deuluged with 15 groups of buyers, each enthralled with the home, and excited to be out looking at homes. Was I hallucinating, or was this irdeed January 2008?
The "R" word not withstanding, the sense of excitement and upbeat attitude was very much in the air. Having been in this business for the past 18 years, I can sense excitement. This was a positive and productive Open House, reminscent of those in 2006 at the height of the market.
So, is this an aberration, or is there a turn in our Pascack Valley Real Estate Market? I do believe we will be having a solid market, with intelligent buyers realizing the amazing values that currently abound.
