FORECLOSURE SALES IN ALEXANDRIA, VA
On a regular basis, my phone rings and it is someone who is looking for a "deal." A steal. A great buy. A foreclosure.
When I explain we just haven't seen a lot of foreclosures here in the city of Alexandria, well, let's just say, that statement is often met with skepticism.
Don't let what you hear on the national news lead you astray. Not all markets are created equally - and if you would like to know more about the one in Alexandria, VA, well, just give me a call.

What's Happening in the ALEXANDRIA 22303 REAL ESTATE MARKET FOR CONDOS?
After a slow October in terms of condo sales in 22303, November settlements were higher, with 10 units sold in the zip code. November sales were on par with sales in February; the best month in terms of number of settlements was June, with 15 sales, which was more than likely a direct effect of the Federal Tax Credit. Once the eligibility period for the credit ended, however, sales took a dip until last month, when they picked back up. Tip: Hover your cursor over the bars for specific figures.
The bad news was in the Median Sold Price, however, which declined to $242,000 in November from a median price in October of $315,000. And that wasn't really "bad" news, either, when you look at the median prices year-to-date, which ranged from a low of $185,000 in August to October's high. In fact, November's median price was the 4th highest of the year. Not too bad at all. You may not recognize the zip code, but you will recognize some of the popular ALEXANDRIA townhome neighborhoods located in 22304, neighborhoods such as CAMERON STATION, TOWNES AT CAMERON PARKE and SUMMERS GROVE.

As for what sold, you can see below how that broke out between DETACHED (the dark purple line) and ATTACHED THs and CONDOS. There is no mistaking the effect the Federal Homebuyers Tax Credit had on the market, both during the Tax Credit period and afterward.

When I say this is one of the highlights of the Christmas season for me, I totally mean it. Even before I lived in ALEXANDRIA, I was making the trip up for the SCOTTISH CHRISTMAS WALK WEEKEND AND PARADE. And it truly kicks off Christmas for me in a big way - and with an annual attendance of nearly 30,000 folks, I'd say I'm far from alone in my love of this event.
Some of the events include a Christmas Marketplace, a Heather and Greens Sale, Children's Tea Party, the Taste of Scotland and of course, everyone's favorite Holiday Designer Tour of Homes. (Yes, this is everyone's big chance to actually go inside some of those gorgeous historic homes we always wonder about when we are wandering around OLD TOWN ALEXANDRIA, eyeing their beautiful Christmas decorations).
As some of you know, ALEXANDRIA VA has a rich Scottish heritage and it is this weekend that really brings it all home. There will be more than 100 Scottish clans dressed in tartans and playing bagpipes, history re-enactors, antique cars and, of course, Santa.
While seeing hundreds of men in skirts kilts is always a thrill, the biggest crowd pleasers are simply The DOGS. In this canine-centric city, the adorable, wonderful Scotties and West Highland Terriers are simply the parade's highlight. They are quite the sight in their kilts and Christmas sweaters.
So, if you're around the weekend of December 3 - 4, make plans to head to OLD TOWN ALEXANDRIA'S premiere Christmas event. It's the best place to be for getting into the holiday spirit!
