FHA Loan Limits Restored by Congress on November 17, 2011. Congressional action reinstates the loan limit at 125 percent of area median price up to $729,750 for two years. This is great news for home buyers throughout the country and especially for homebuyers in Sarasota, Florida.
According to Gary Thomas, 2012 President-Elect, National Association of REALTORS® bill also includes an extension of the National Flood Insurance Program until December 16th. This bill is to be signed by the President and then a mortgagee letter released by HUD will signal the availability of the increased limits. You can go to FHA Loan Limits to determine the limits as of October but until the mortgagee letter goes out the restored limits are not computed.

New homes sales in Sarasota, Florida are a viable option for anyone buying. Great interest rates and builder incentives make purchasing a new home a good choice. In addition the cost to own a new home is a significant factor to compare since many of the builders are building green and efficient.
The BRAG, Builder Realtor Alliance Group, was formed this past year, by Sherri Spanos, Realtor Liaison for Lakewood Ranch and Gail Shane, Realtor Liaison for Neal Homes and a small group of Realtors and Home Builders Association members.
The idea in mind was as simple as finding ways to get the HBA builders and Realtors together to promote new home sales in Sarasota, Florida. After all we are a team. And the more we know about each other, the more we can share with each other our knowledge and expertise.
We have gotten off to a great start and it is still evolving. Builders and Realtors are encouraged to join us each month for breakfast and conversation while touring the new homes in Sarasota.

As a New Home Sales specialist I look forward to learning more about the great values offered by our area builders. Attending BRAG Breakfasts is a great way to do just that.
Sarasota real estate is selling but I felt sorry for the young couple who came from NJ to buy their second home which would eventually become their primary residence. They had dreamed of someday moving to Sarasota, Florida and making it their home. They had a jar of white powdery sand a friend brought them from Siesta Key Beach sitting on their table for a while. They had heard wonderful stories about the area and the lifestyle in Sarasota. So, they contacted me and sent me a long list of properties they had found on a popular consumer website. Their criteria: 2/2/2, nice neighborhood, updated kitchen with granite, and no more than 15 minutes from the beach. Budget: $75,000.00
So, you know where this story is going. I did my Realtor duty, Sarasota is selling, and although I tried to educate them about the improbability of finding this particular property we looked and eliminated to the last property which was acceptable only to find that a contract had been accepted only minutes before my call. They left discouraged and possibly unhappy with my services. I tired to tell them in a kind way that they were just expecting too much. Sarasota is selling, but not for "pennies on the dollar."
Not that these people were unsophisticated or uneducated but they had formulated their expectations based on a few stories from friends, the media and the story of the “unbelievable deal the bank gave someone!” Now there are some bargains in Sarasota. However, one has to be realistic about what the prices in Sarasota will bring up.
Was this a waste of my time? Maybe not. Perhaps they will return or send me a referral. I will start the next customer relationship a little differently. I’ll send them to my blog Florida Next and my FB page Sarasota Suze and they can learn about the best ways to buy, where to buy and what goes on in Paradise. Customer education builds respect and the understanding of the value a Realtor brings to the situation. We want our potential Sarasotans to know that Sarasota real estate is selling,but not for "pennies on the dollar."
