San Diego Cat Fanciers' Food and Water Bowl XX at the Del Mar Fairgrounds - The annual cat show features more than 450 cats in competition, including agility trials. San Diego Chinese New Year's Fair hosted by the San Diego Chinese Center celebrating the Year of the Dragon. San Marcos 4th Quarter Real Estate Market Report 2011
The San Marcos 4th Quarter 2011 for single family detached homes was a bit of a rollercoaster ride as the median price dropped sharply in November, then rose again in December. Compared to the San Marcos 4th Quarter 2010, the number of homes sold was up, but the median price was lower. Here is the breakdown, by zip code:

The total number of homes sold in the San Marcos 4th Quarter 2011 was 197, compared to 173 homes sold in the San Marcos 4th Quarter 2010. The November median price drop was more dramatic in 92078, as was the December rise in the median price. The number of homes sold in 92078 in December (47) was the 2nd highest of the year, outpaced only in June 2011 when 55 homes were sold.
Of the 35 zip codes covered by the NSDCAR HomeDex™ Report, only 6 other communities saw an increase in volume and median price in December. Those were Carmel Valley, Encinitas, Fallbrook, Vista (92083, 92084) and Rancho Bernardo (92127).
As we start out a new year it will be exciting to see if this upward swing in volume and median price will continue in more communities in the North County.

Carmel Valley (92130) 4th Quarter Real Estate Market Report 2011
The Carmel Valley 4th Quarter 2011 was a mixed bag of ups and downs, with a surprising turn in December. Overall, volume was up compared to the Carmel Valley 4th Quarter 2010, but the median price was down. December typically slows down because of holiday activities and shopping, which held true in December 2010; but December 2011 saw an upturn in both volume and median price for single family homes.

A total of 92 homes sold in the Carmel Valley 4th Quarter 2011 as compared to 84 sold in the 4th Quarter 2010. In addition to 38 homes closing escrow in December, 19 homes were Listed For Sale and 14 homes went Pending. This is a considerable amount of activity for what is typically a quiet month. Out of 35 zip codes that are included in the North San Diego County HomeDex™ Report, only 7 other communities saw an increase in both median price and number of homes sold. Those were Encinitas, Fallbrook, San Marcos (92069, 92078), Vista (92083, 92084), and Rancho Bernardo (92127).
As we start out a new year it will be exciting to see if this upward swing in volume and median price will continue in more communities in the North County.
